Avalon Hayes Valley

"It’s sad because I used to love living in this building but the last 6 months have been a nightmare: 1. The elevators break on a weekly basis. Multiple elevators go down at once and it takes days to fix them 2. We have fire alarms all the time. Around once a month. The noise is so loud you can hear it in the entire neighborhood so you better get out quick before you suffer hearing loss. 3. They doubled the trash bill last summer. It’s now almost $100 a month just for trash 4. The old maintenance team was incredible. The new maintenance team is invisible. Tickets used to get resolved within 24 hours, now it takes a week before you hear anything 5. We have had 5 different onsite managers in 12 months. It’s a revolving door. 6. We had a community Facebook page but then they blocked residents from posting on it because all the posts were complaints so then residents had to resort to creating a rogue WhatsApp group (management took down the flyers advertising the group) 7. I’m on my second renewal and my rent has gone up over $1000 from my first lease. They always overcharge renewals so they can lure in first time renters 8. We have 4 treadmills in the gym and 3 of the 4 treads (and the bike) have been broken for 6 months. What’s the point of having a gym if so much of the equipment doesn’t even work? It’s really a shame because all of these issues are recent. The first 2.5 years at the building I would have rated it 5 stars but now everything is a mess. I wouldn’t recommend living here right now. I really hope they actually fix these things but given how things are trending I have serious doubts."

"I’ve been here for the past 2 months and it’s been a pleasure to be here. The building is very secure, the package management is great and even comes with an Amazon locker. The staff is really friendly and has a very nice working area with free WiFi near the leasing office. They also regularly have events and food trucks come by - overall it’s been great. Be sure to check out the rooftop area for some great views. Special mention for prompt maintenance service for tenants"

"Avalon Hayes Valley is a great place to live if you're looking for a high-quality apartment complex in SF. The apartments are modern and clean, with nice finishes and amenities like a rooftop deck with good city views. The staff is also excellent. Sharon, the Sales and Service Manager, Abraham, the Maintenance Supervisor, and his team are very knowledgeable and professional. They go above and beyond to ensure residents have a positive experience. I love the location of Avalon Hayes Valley. It's in the heart of the Hayes Valley neighborhood, a vibrant and trendy area with many great restaurants and shops. The Mission is close by. It's also within walking distance of SF's most popular cultural attractions (SF Jazz Center, SF Symphony, and Asian Art Museum, to name a few). If you're looking for a great home in SF with a fantastic staff that cares and is highly responsive, I highly recommend Avalon Hayes Valley. It's a great place to live."

"We choose Avalon Hayes since it had the best reviews among the buildings in the area, and it did not disappoint. The area is great-- it was very convenient living right near Hayes Street and Lower Haight. So many great cafes in the area. In terms of the building, we didn't have issues-- my unit was spacious and the appliances worked well. The walls/ceilings were noise insulating-- much better than my previous apartment in South Bay and probably the best place I've lived in this regard. The maintenance team was responsive to service requests and went out of their way to be friendly. In general, Avalon tries to make it convenient where they can-- easy garbage disposal, package delivery etc. In short, it's easy for me to recommend living here!"
