Reviews of Sixteenth Place Apartments
"Contacted them multiple times over a month with absolutely 0 information back. The only thing I could ever get out of a call is someone saying “Brit Howard will contact you when he’s available”. They will answer no questions aside from that."
"Easily the best renting experience I ever had. I lived there for 3 years and have no complaints. I felt very lucky to have found the place. Brit is a great landlord who quickly responds to texts and doesn't try to squeeze you for money. He doesn't increase rent every year. One time I lost my key and wasn't charged anything for a new one. There is also a 5 day grace period to pay your rent each month, and the late fee is a very reasonable $20. I also got my entire security deposit back! There are NO bugs in the apartment, and small things usually get fixed the same day."
"I called and left messages over half a dozen times for weeks concerning availability of units here, and, although the workers on the phone helped as much as they could, the landlord seemingly refuses to make any contact back and with no explanation or other way to make contact. I see much of the same along with apparent discrimination in many of others' experiences here."
"A friend of mine who is a foreign student at UT called twice regarding renting at this apartment. He left his contact info with the woman who answered. He never got a call back from the landlord. He asked me to call. I left my contact information with the woman and received a call back within 30 minutes. The landlord appears to be violating the fair housing act. If you choose to rent here, please do so with the realization that your money will be going to someone who makes housing decisions based on race and I personally think that's not cool."
"The worst place I've ever lived for many reasons. Construction goes on starting at around 7:30AM and lasts through about 4-5PM. I was woken up every morning, including Saturdays, since maybe April. I should mention the construction is for another one of the landlord's buildings next door. The garden/walkway is littered with cigarettes (even if on our lease it said to properly dispose of cigarette butts) from his so called "maintenance" crew, which personally I did not feel comfortable entering my apartment. The lighting in the apartment is terrible since there is no living room overhead lighting whatsoever. This makes it very tricky to come into your apartment at night (iPhone flashlights are very helpful for this). When moving out, my roommate and I deep cleaned the entire apartment. Vacuuming the orange, 80's style carpet twice and then cleaning it with a Wet Shop-Vac was apparently not good enough for the landlord. He demanded we rent a 60 dollar shampooer from Home Depot to clean the carpet. To me it seemed that he wanted us to do a spotless job, even though in the lease it says clean with "normal wear and tear". I was under the impression that he wanted to move a new tenant in after us on our cleaning job alone. And let me tell you, we did an amazing cleaning job and left the apartment cleaner than when we got there. (Example: after not using oven cleaner all year, we went to clean the oven. There was dried, white oven cleaner from the previous tenant inside). Now onto the management side of things: The landlord is one guy named Brit. Here's what will happen when you contact him about a potential open apartment. Say you email him. He will respond asking for your phone number and a good time to call him. If you would like to go over any details over email, this is not possible AT ALL. He will only discuss information over the phone/in person so that nothing is written down by him, thus eliminating any written "contract" of sorts. Once you give him your phone number he will call you several times a day, sometimes back to back, and leave voicemails. Last year my potential roommate was very busy and could not call him back, and she got a call a day from him for a couple of weeks (also shows that he's desperate for someone to rent). The talking on the phone portion is, I believe and have several incidents that back my point, to make sure you are WHITE or white-passing at least. There is only one person of color that I have seen rent in one of his properties (and he owns at least five buildings with many units each that I know of). Then you will have to tour with him, this is mandatory. Again, I believe to make sure you are "fit" to rent here by his standards. Only after that will he contact you to arrange a meeting to sign a lease. After agreeing to let me renew my lease with a new roommate over text, he went back on that immediately after I told him my roommate's (Latino-sounding) name and claimed that my apartment was already going to be leased by a new tenant. His argument was that he never had anything in writing about renewing, even though I consider text messages writing. That was in mid-April. I then watched him tour apartments for TWO full months after that to all white people. Besides his obvious (to me at least) racist tendencies, I would not want to be left alone in a room with this landlord for too long. There is something "off" and creepy about him to me. My roommate also agreed with me and, I'll be honest, we looked for bugs/cameras in our apartment just to make sure (very Criminal Minds, I know). If anyone reads this review and has any questions at all, I am willing to answer them!"
