"Application process was smooth. Maintenance requests were handled timely. My only complaint was how unprofessional the office staff were. One woman was banging on my door at 10 in the morning and got rude when I asked her what she wanted (she was looking for an owner of a car). They'll send passive aggressive messages to residents such as "Why are the common doors not locked?" when there are no locks on the common doors to begin with."
"I guess they just wanted my $50 application fee. I went to look at the property and asked the agent about the requirements to apply. I know I have a couple of evictions from 2 properties. Both of which are at least 5 years old. Everything for the balances are paid off. I was told it should not be a problem. I asked because I didn't want to waste my time or money with applying if they were going to deny my application for the evictions. I got my decision back on a holiday & of course no one was in the office. I spoke with someone today after calling SEVERAL times. They never answer the phone. I have documentation about my balances being paid & asked if that would help over turn the decision. I was told no because they go back 7 years on your rental history (which was not disclosured to me when I asked). The rental requirements are not on the website at all & the leasing agents are obviously ill informed. Also when I went to look at the property after making an appointment time with whomever I spoke with I waited on the agent for almost almost hour to get there. Also in response to their response I wasn't even 10 minutes late to the appointment and no one was there. Secondly unless the person that responded is one if the two agents I spoke with then you really don't know what I was told. The first agent didn't even tell me requirements. I was told the agent showing would & was was not informed that even though your credit check goes back 7 years that you don't except evictions less that 7 years old. Yawl need to learn how to communicate. One bad one sound."
"Amy and the staff at Kismet has been absolutely nothing less than exceptional the past year. The maintenance crew has came and worked late hours when need be. These homes in midtown are very old and. There are issues to be expected. We take that chance because of the desired location. I would live in any of there properties 10 X’s over if possible. Thank you Kismet Properties for the wonderful experience!"
"Kismet Property Management may not be perfect, but they showed they care. Upon moving in - Tasha & Amy were two of the sweetest and most knowledgeable women of the company to assist and get me prepared for move in day. I stayed here through the covid season and lost a lot of family due to illness - Kismet showed incomparable support in one of my worst seasons of life that literally has led me to give them this well-deserved 5 star review. My apartment was newly renovated and fully functional, my neighbors were pleasant, and I didn’t have to worry about crime which was my biggest reason for moving to Midtown. I would recommend Parkway Place Apartments - which is where I rented."
"I lived at 1896 Peabody Place apartments for almost 3 years, and while the apartment itself was far from perfect, I loved the charm of the building - the location was wonderful and so were all my neighbors. Truly would've been a five star review if not for the negligence of the property management company. Warning to future leasers about what you're getting into when it comes to Kismet - if you have no maintenance issues, you will be left alone and probably have a lovely experience. However, if something breaks or you need to get in touch with the office, GOOD LUCK! I have had multiple maintenance requests simply deleted from my online portal without any sort of contact as to why, or any maintenance done, requiring me to submit again and wait for days or weeks to receive a response. Usually you need to call and email directly to get any info on when things might be fixed, and often times they only bandaid the solutions rather than fix them. Air conditioners break in this building all the time and will be "fixed" for about three days when they finally send someone to look at them, only to break again, making the hot summers unbearable. Mine only got replaced after it actually cracked in two, rendering it completely inoperable - my neighbors with internal issues on theirs weren't so lucky. The laundry units in this building are also unusable and have been for probably eight months now - so if you move in, plan to use a laundromat. Even when they do work, the dryers ruined all of my t-shirts from excessive dryer burns no matter what setting you use. Just like the air conditioning, they will ignore the problem until badgered about it and then send someone to fix it at the cheapest cost, which always results in a broken unit again within a week, repeating the cycle. I truly don't understand why they won't just replace them considering what those bandaid repairs must be adding up to after mine and several other tenants countless repair requests. Really, I cannot stress enough, the office will never call you back. They usually don't even answer during business hours and instead send you to voicemail, and won't even let you come into the office to talk to them directly without an appointment, which is IMPOSSIBLE to schedule. Again, all that said, the apartment itself was cozy, and I loved the neighbors and neighborhood. Had a lovely experience for the first year and a half until I started having maintenance issues that were never ever repaired. Should also note the building is old so there are gaps between the floor and the bottom of the wall in a lot of places, so plan on seeing a few bugs now and then - I used temporary weather stripping which helped a lot. Also, definitely tour in person before you rent - the pictures of the interior of the units on the site are made using heavy photoshop, in case that wasn't totally obvious to you. These units certainly shouldn't be priced at $1K a month or anything close - you can find better alternatives if that is your budget."
