"I like the tranquility of the community, even though my apartment is very close to the avenue, it is spacious and I like it, they could do some remodeling to make it look a bit more modern and improve the appliances. I think the control of mosquito and insect pests needs to be improved a bit. A little more cleaning in the common areas, especially when leaving the buildings. It is a nice community."

"I've been in my fair share of bad apartments in the past, but the Retreat has got to be one of the worst experiences I have ever had. Below are a list of the biggest issues I have had during my single year at this property: 1. Move in-condition - This apartment that I was put in was NOT ready for move in. There are cracks in the walls, floorboards, swelling ceilings, stains in the carpet, outdated amenities, and broken towel racks. These were just a FEW of the issues too. ISee the pictures below. 2. Bugs - If you choose to live here, be prepared to deal with bugs, and I mean A LOT of bugs. Now, I'm a pretty clean person and I really try to take care of the apartment that I'm living in, but the first week I moved in I noticed that my utility closet was SWARMING with ants, and it took 2-3 calls from maintenance to get this sorted out (thats a whole other category in itself). From there on I had ants in the windowsill in my bedroom, and my living room, and this kept happening even after I had pest control come several times. Plus, Ants were not the only issue here at all either. I had other bugs (cockroaches, wasps, and other unknown insects) coming through the various cracks and openings throughout the unit and it was a constant chore having to spray and resort to frequent usage of pesticides. Even on the day after I moved out after I had the unit deep cleaned, I walked in the bathroom to do a final sweep and there were already bugs coming out of the bathtub train and crawling 3. A/C - I'm not sure how it is for other people, but I've seen reviews of other residents complaining about poor A/C and sadly It looks like Im gonna have to be one of those people as well. The A/C Unit in my apartment is extremely dated, and would refuse to blow any cold air during one of the hottest summers I have ever experienced in Memphis. Honestly it would get so bad that I would come home to my unit at 10 at night and it would be over 80 degrees in the unit. There is absolutely NO excuse for it to be that warm with a working unit in the middle of the summer. It took almost an entire season of literally fighting maintenance and property manage by eventually having to go to corporate about it just to get SOME cold air blowing during the last few weeks of the season. And it was TOLERABLE. It didn't cool down still like it should have but it was at least tolerable. Before this maintenance would come, measure the temperature, and go on about heat rising and giving other lame excuses on why they couldn't replace the air conditioner, and then leave without doing anything helpful whatsoever. I've lived in apartments older than this with similar layouts and never once had an issue with "heat rising" and A/C - its supposed to blow cold air and cool your apartment. Nothing more and nothing less. 4. Maintenance - The maintenance crew at the retreat has got to be one of the laziest I have ever encountered. When I first moved in I had to call them TWICE just to get a simple towel rack fixed - after they first came I went to place a towel on the rack and it fell off like they just nudged it back into place without really doing anything to it. It also took them several times to come fix the issue regarding the ants and you already know about the A/C. I've also had instances of asking them to come address some of these cracks and stains in the walls/floorboards/ceilings and never received a response. Completely unacceptable. The only positive things I can say is that its in a great location and it DOES have potential to be a great community. However, that is not enough to justify the almost 1300/month rent that I'm paying for a cramped, outdated, dirty apartment with poor staffing that could pretty much care less about your issues and more about getting your checks. I would recommend checking out the other apartments in this area. Some might be a little more expensive but honestly I've recently found out that its worth it to spend about an extra 100-200/month for an apartment with livable conditions."
