On our deal Lora’s stand out expertise was in the most important aspects: -finding a new wonderful home that was under priced, -staging and marketing our home to maximize the selling price, and -knowing how to work both the price and the terms to gain an edge among the competition. Lora is super talented in staging a home so that it is very appealing to many people. Lora walked through our home and came up with some things for us to do that would yield the best profit. Lora’s approach to staging, marketing, selling resulting with selling our house in the first weekend, and for much money that we expected. We had 40 groups of people through our home and 10 offers (all over asking price) in the first weekend. Lora was able to identify how to write the offer terms that would appeal to this particular buyer and “beat out” the other offers. Our market today is highly competitive, and this is an extremely important skill that Lora has working in your favor. Lora has a team of excellent service providers who help us be successful. For example, great local mortgage lender, inspector, and title company. With Lora working our deal, and God blessing us, we were able to upgrade in our new home in several ways and only having to put a little bit of money into it. We upgraded our location, our neighborhood, our view in front and back, obtain a bigger home, move into a one story, decreased the age of our house by 30 years, and be able to enjoy much nicer quality and style. "I listed Esperanza Tavitas as my real estate agent as she had sold a home for me before, on a new home build project. I had already done all the investigation and settled on my floor plan and builder. She had spent maximum 30 minutes with me when we drove up to model home. Throughout the entire build and design center process she provided no assistance or any updates. My sales person on the home switched right after I signed my contract. The new sales person didn’t even know I had a realtor as she never followed up with him for any information to present to me on my home. As time to close became closer, I had learned from my neighbors that their Realtors were providing them 1% back at closing and more in some cases. I felt this was fair as again less then 30 minutes worth of work had been put in by the realty team. I asked Esperanza and she acted like she had never heard of this and said she would ask her broker Dan Campbell. He refused the request and insisted on receiving the full commission for the 30 minutes worth of work. Very shameful business practice as in my contract with them it says they are to perform work and represent me. This was clearly not accomplished by Dan and his team. I spoke with my builder and there was no way for me to remove them from my contract, so they are allowed to obtain money for not doing their job, extremely shameful and Dan should be embarrassed for allowing his team to conduct business in this manner. I would highly recommend no one use their team for any type of real estate transaction as they will only look out for their interest and never put the client first."
