"My advice to you is to only interact with these people through email so that everything is documented, should it require the scrutiny of a courtroom. Tanya is the manager at this organization. As of 2023 she must be licensed and registered with the state of Illinois. You can file complaints with the Illinois Department of Financial and Professional Regulation. She did not know which state laws governed our association. She did not know that four board meetings are required per year, by law. She does not know what fiduciary duty means. She does not know what due process means. I could spend the entire day listing what she does not know. She claimed to be unaware that independent audits were required. She and her attorneys lied to shareholders regarding the existence of these independent audits. Homeowners were told they could receive the results of the audit if they provided proper purpose. No such requirement is necessary. They were hiding the fact that they never did the audit. Which brings us to the question "why?" Why would they refuse to do an independent audit and why would they lie about it after the fact? Honest, forthright professionals do not behave in this manner. Our association has several hundred thousand dollars in unfunded liabilities due to the incompetence of this company. There have been no meeting minutes recorded nor have there been meetings to record them in. If a shareholder asks too many questions they are forced to speak solely to the attorney, who doesn't respond and who attempts to charge the homeowner for the aforementioned service. These so-called attorney fees are assessed through the association, and never documented or accounted for in association financial documents. She fraudulently altered financial documents to make it look as if she afforded due process to a shareholder, and lies as a matter of course. Again, this is in writing. Never talk to these people on the phone because they will lie and you will not have proof. They have failed in their fiduciary duty to the members of this association. Their reputation for being unprofessional, dishonest, rude, coarse and vulgar is widely known. They continue to earn that reputation. They routinely use threats of legal fees to silence homeowners and shareholders as a means of coercion. Do not be afraid to share your experiences with regard to this company. The only way to stop them is to inform others. Unfortunately, there are no checks and balances on HOA organizations but Illinois has at least granted us the opportunity to file a complaint against property managers who fail in their fiduciary duties, lie to the clients and destroy property values. I have heard from hundreds of people who have dealt with this organization. The negative reviews you read are just the tip of the iceberg. People are afraid to speak out, lest they incur the wrath of this unprofessional organization. If you find yourself in the market for a home, I strongly encourage you to stay away from any association that has contracted Nemanich Consulting and Management."
"Towne Centre Parc needs to end the business relationship with Nemanich Consulting and Management, hire a management company with professional experience. They have the mindset of thinking they can tell you whatever they want and you're not going to question them (Tanya) specifically. Long story short, they're telling me they can hire a contractor, bill me without evidence of a proposal and you as the homeowner have no say into what they're charging you for....not in this lifetime."
"This terrible company tried to take our townhouse out from under us when my ex-husband, the original owner, passed away from dementia and cancer. They were going to take his property for what actually amounted to less than $400 in late fees due to his medical bills. Their "accounting" is a joke - I used to work in Accounts Payable for 2 different companies, and don't understand why they don't invest in a decent accounting program that clearly shows what's paid, what's due, etc. They finally agreed to remove some of their charges when I showed proof that those had been paid during their so-called "grace period". They and their greedy lawyers should be ashamed for going after a terminally ill 81 y/o man! After he passed, they continued to hound me, and even though their "statements" were provably inaccurate, I was forced into paying over $4,000, consisting almost entirely of the collection agency lawyers' fees - all while they were demanding that I replace the decrepit balcony - a result of bad design and construction through no fault of the owner - and threatening to replace and charge me $4,000. These people, particularly a certain "Tanya", have icewater in their veins when it comes to dealing with residents in a compassionate and fair manner. They were so persistent that I wonder to this day if they wanted to get ownership of this unit, one of the larger models, to add to the company's owners' real estate portfolio, given that they are also R.E. brokers and investors."
"I live at a property managed by Nemanich. They are (thankfully) only responsible for the outside of the property. That said, the outside is enough to prove incompetence and what looks an awful lot like organized crime. On the general upkeep, Nemanich pays slacker wannabes to tend the grounds. The mowing is done haphazardly, always missing huge swaths, frequently thwacking cars with whatever the mowers find to throw and never adequately cleaning the supposed "playground" (for small children) in the middle of the complex (which is most often covered in beer bottles, used condoms and drug paraphenalia). On the landscaping, Nemanich paid (our, the homeowners' money) to plant low trees and grass in worn and muddied areas around various homes. Some of these areas were on hillsides. And the intellectual giants Nemanich hired did their planting and seeding in late fall; none of the grass or the trees on those hillsides made it a solid year. With regards to our (my, my wife's and our four daughters' still living at home) house, Nemanich has only ever lied to, overcharged and swindled us. Because we, in our vernacular, consider the finished area in the front of a house the "porch" and Nemanich calls it the "deck" (which is what we call the back area--apparently, that is only called the "balcony"), Nemanich charged us almost $1500 for a contractor to replace a few boards and some spindles. This was work we never approved. And Nemanich says the $1500 is half the cost (because they say they defray half the cost); this is for work the materials for which run well under $500 (for top quality materials). Under a week later, our "balcony" (interchangeable to us with "deck") was half-assedly rebuilt, completely unapproved by us . . . even unknown by us the work was up for consideration. The contractor performing this work told us the total cost was just over $4k (for, again, materials that might top out at $8-900). We shall see how much Nemanich inflates that price to avoid paying their share. My wife is much more at the front with these shysters; she has butted heads many times with Tanya (who is, I have observed, too ashamed to even sign her name to her e-mails . . . I would be, too, if my conscience would ever allow me to work for such a morally bankrupt company). My wife and I will eventually be looking to sell our home so we can move somewhere sane. Should any potential buyer reference this review as their reason for backing out, I will completely understand and applaud them for doing their homework. If anyone else living in Town Centre Park has any interest in looking into a class action lawsuit against Nemanich, please, by all means, respond to this review and let me know."
