They let us exercise or option to purchase early and was a fairly simple process. Do your homework and look at the property or home first. Read before you sign and make your payments on time. "I wish I could give negative stars. These people are greedy, dishonest, and lazy. When I called to inquire about a property I received an endless voicemail loop stating their odd hours; 10:00 to 3:00. Why they bother listing hours when they never answer, I do not know. It would be several days later when I would finally receive a call back. The woman who spoke to me was a mix of condescending and dismissive that didn't bode well. Admittedly, I should have taken her less than pleasant tone as an indicator and ceased all further association. However, due to the situation I'm in there are not a lot of property options that will work for me so I pressed on. I asked a few basic questions; how old was the roof, was there any damage, was it livable. She grew more annoyed with every question that didn't pertain to how I could give them my money. The only concrete answer that I got was that she didn't know the condition of the property; that I would have to see it for myself and that the houses were unlocked from 7:00 to 7:00 for inspection, but it was a "fixer-upper" and "needed a little light work". This seemed odd to me, as it could have led to vandalism. Upon inspecting the property, I understand why its left unlocked. Vandalism couldn't have harmed the property; a fire would drastically improve it. The land value of the property was stated to be $17,000 and they're asking $50,000 for a property that isn't worth $5,000. The house is only livable if you're a rat or cockroach. The basement stairs had collapsed; access was only granted by a makeshift ladder, there were random holes in the floors; one hidden under a mat in the bathroom that almost led to a nasty mishap. The floor is warped, the house has severe structural damage, and is unsafe to enter; much less live in. It is impossible to not know this if you have stepped on to the hazard that resembles a porch, yet it was described to me as a "fixer-upper" that "needs a little light work;" apparently, that "light work" meant the electrical that could have burned the house down if it had power. The only thing that I can think of is that they expected me to buy it sight unseen, though Ray Charles could have seen the problems in this house. It was impossible not to notice that it should have been torn down ages ago. The standing water in the basement means that the land value is actually brought down by the massive mold-ridden nightmare that sits atop it. Don't even waste your time contacting these "people" if you're interested in a house. You would be safer living in a salmon-curing tent in a grizzly bear preserve than this "house.""
