"Update on 11/1/23: The issue is not as common now. Honestly, just having better paint would have prevented this entire thing. Update on 4/12/23: A year-plus later we have decided that the situation, although still present, is not enough for us personally to move further with this situation, which is only to file a lawsuit at this point. I would just recommend not to get a slanted roof over your shower and/or ask them to use a better quality of paint. We are happy with our house overall. This is the only major issue we have faced. I'm extremely thankful we aren't facing the major electrical and heating/cooling issues many others are facing in the neighborhood. Make sure to get your own very good inspector to do both a frame inspection and a final inspection. Update on 12/19/22: Yes, this situation is still unresolved after almost a year. We filed the claim about the ventilation fan, and it was adjusted. Upon the recent cooler weather, the moisture spots have began reappearing again on the ceiling above our shower. I reported this information a couple of weeks ago and haven't heard back yet. I sent a follow-up email today. I just want some sort of resolution and for someone associated with M/I Homes to admit that these moisture spots aren't normal and shouldn't be appearing regardless if the hot water is running for 2 minutes or 20 minutes. Again, I recommend you ask how the newest homes in the final phase are being built differently so that you don't also have to deal with this issue after buying a home here. Update on 7/8/22: Yes, it really took this long to have a very disappointing “mediation.” I say “mediation” because it wasn’t a mediation. Another expert was flown out from California to do an 8-minute humidity check in our bathroom. The expert was a construction guy, not a mediator. Did you know that in an M/I Home you can only run the shower for 8 minutes? I am sorry. This is Texas, not California. We should be able to run the shower for longer than 8 minutes if we so choose without having to worry about mold forming on the ceilings of our newly constructed home. Our recommendation from the mediator is to file another warranty claim with M/I Homes to adjust how long the ventilation fan runs during and after showers. I will keep updating the review as I progress. Update on 3/18/22: I am in the process of going to mediation with M/I Homes as per the warranty in the case of disagreement. I will update the review after it is over. Update on 2/18/22: I finally received communication via Facebook. It was not helpful. They didn't provide any more steps on resolving the issue. They are refusing to honor the warranty. I am progressing to the BBB. Update on 2/15/22: I have not received any communication via Facebook as per the reply from M/I Homes. Despite having a very good experience with our construction manager, Greg, and with the sales team, Jardin and Terri, the problems with M/I Homes have come with the warranty process. There is a major issue with the master bathrooms in several of the floor plans in Mustang Crossing in Alvin, TX. Condensation is forming on the ceilings during and after showering. The long-term effects of this are not good. They are refusing to fix the issue but are instead expecting us to fix the issue, despite being a warrantable condition. We have been in the house for less than two months, but we are already having these issues with M/I Homes, which is very disappointing."
"This is such a nice area and the homes are beautiful! We stopped in and talked to Terri. She was so sweet and super helpful!! She answered all of our questions and showed us a few of their model homes. We are going back in a few weeks with my parents because I think it's going to be the perfect place for them!"
"Terri was and still is super helpful! Signed for our home in Feb 2020 and the process was so easy! The building manager we had was amazing and communicated with us even after we closed on our home. The location is quiet and we have an awesome little community building. We enjoy living here with our family and plan on staying for a long time."
"We were very excited in January 2021 when we happened to come across this new community. We signed on January 29th and they assured the house would be ready in July. As we got closer to July everything turned. Our house sat there untouched for three weeks in June. We were getting weekly updates of what was going to be done to the house and yet nothing was done. It took me going to the office to ask why are all the other houses that were started weeks after mine being worked on when my house is untouched and nothing the updates said were being done. The pictures they would send every week showed the no progress of the house. A little after I complained they stopped sending weekly updates. They have changed my closing date several times. It went from originally being in July to early/mid august to late September to October. Finally on 08/17 they emailed saying we were out of the woods and on 09/10 our orientation would take place. They assured me inspection was going to take place the week of 08/23-08/27. And to please give them one more week to have the official closing date. After not hearing from them the whole I reached out on 08/28 asking if they have received an update were one of the office ladies told me no. Next day received an email from the construction manager saying that he has not been to work since the 08/19 and therefore it is now being moved back to October. The non existing communication they all have between each-other and their clients is unbelievable. Nobody would have reached out to me if it wasn’t for me taking matters into my own hands. I can't believe a multi-million dollar home-building company has to shut down production, inspections, etc. because one person. After my realtor reached out and sent an email pleading to complete the orientation as planed they showed yet again their unprofessionalism and lack of communication skills by not responding to email at all. There excuse the email hurt her feelings. When the emailed said nothing bad just stating how many times they have changed the date. No more delays, no more setbacks, no more excuses. This has now effected me and my daughters in many ways both financially and emotionally. As soon as we are right around the corner of the date they tell us they push it back even more with no clear reason to why. I just want to be done with this headache and close before September as we were told on august 17."
