"I’ve lived at 422 for almost a year now and it’s the best managed complex I’ve experienced. The leasing staff is super responsive and friendly, maintenance is reliable, and the location can’t be beat. I’d just say be cautious of which unit you choose and try to get a unit that doesn’t face Riverside because the bus stop is extremely noisy."

"READ WHOLE REVIEW. THINGS TO LIKE HERE BUT PRETTY BIG DISCLAIMERS. I lived here for 2 years between 2018 and 2020 On the bright side the office staff was always very nice, and generally very helpful. I also really liked the location. Unfortunately they are managed corporately by Greystar and they ruined an otherwise good experience I had for 2 years. I bought a house nearby and had to terminate my lease as a result. I paid the early termination fee but that wasn't enough for them. They really wanted to run the tally up upon move-out. Greystar decided to attempt to charge me for utilities after my move out date, 2x market rate "cleaning fees" after I had the apartment professionally cleaned, and worst of all attempted to charge me for carpet replacement despite not damage and move-in/move-out photo evidence to document it. I heard nothing from them for 2 years until they decided to blindly SEND ME TO COLLECTIONS with Columbia Debt Recovery. I attempted to call both the local management office as well as Greystar corporate headquarters, both which either didn't answer or said they couldn't do anything administratively. It's really unfortunate that terrible corporate policy and dogmatic predatory habits will result in awful customer retention for them. Lease at your own risk!"
"I couldn't possibly think of enough positive things to say about this building and leasing / management team. To start - the management team is above top-notch (huge shout-out to Lisa specifically). In what should have been a chaotic move (I found the building, signed a lease for immediate move-in, and was moving in just days later), the team helped me so much and made it the smoothest move I've ever had. Even with issues out of their control like Google Fiber set-up, they've done everything possible to make the fixes as quick and seamless as possible. They've been proactive with all my needs and have happily helped me with anything that would make my experience better. Ontop of that - the building couldn't possibly be in a better location, amenities are clean and kept up with, everything in the apartment is built and maintained well, there are no noise issues, and people in the building are super friendly."
"I have been a resident since January, and I couldn't be happier. I have rented from a number of other Austin apartments and 422 is BY FAR the best. This complex wasn’t actually on my radar so I’m so grateful out apartment locator suggested it (shoutout to Kalie at Smart City!) Anytime someone is looking for a downtown apartment, I immediately recommend 422. For starters, everyone in the leasing office is so personable, kind and quick to respond. Lisa goes above and beyond often and is hands down the best leasing agent we've ever come across. Aside from the amazing leasing staff, we are also incredibly impressed with maintenance. Our requests are always completed within 48 hours (much better than what we are used to at our old apartment, which took a month) and we truly enjoy the interactions we have with the maintenance guys, especially Javier! The complex itself is great! We constantly see upkeep being done whether it's cleaning the grills, picking up trash or updating amenities. It's very secure, with all entrances and garages needing a key. The location is PERFECT and the view from the roof is so special. Although the pool and gym area are a bit small compared to other complexes, they're always clean. The residents are always respectful of common areas, including picking up after their dogs. The courtyard is great to have; we love the grills and playing ping pong. The only con's I can think of is that the loading dock area is a bit dirty, due to the dumpsters being there. If a little trash juice is the biggest issue, I can't complain."
