The Villas at San Gabriel

"PSA to any UT parents considered the Villas on San Gabriel for their student. My daughter and her 4 friends lived at Villas San Gabriel in the 2022-23 school year. The management requires a professional cleaning and carpet steam cleaning with a detailed receipt in order to receive a full refund of the deposit or you get charged. We provided a detailed receipt and photos showing a spotless apartment and they still charged for a full apartment cleaning and carpet cleaning. Supplied them with photos of spotless apartment (photos were not required) and they tried to claim that "gray" area on tile was dirt, when it was actually the shadow casted on the tile wall from the shower curtain rod. They are unethical and the worst sheisters I have ever had the displeasure of dealing with. They should just be honest and add a move out cleaning fee to their contract for $500, instead of letting honest renters pay for cleaning only to be charged and pay for cleaning twice. There are TOO MANY new and up and coming complexes. Save yourself and your kids the headache and live elsewhere. If you already have kiddos living there, don't bother having your unit cleaned...they're going to charge you for it anyway. This management group is despicable!!"

"I think the management has changed since we first leased at the Villas. However, I have noticed upcharges for everything. For example, parking. One would think that after paying so much for an apartment and deposits and first month rent due well in advance, parking would be included. No way! Then the elevators are frequently out of commission. I suppose it is supply and demand in the Austin market that rent is at a premium and it is difficult to find price and quality together."

"Probably one of the worst apartment complexes in west campus that you can live at for the price. It is currently November, and the gate has not worked since move in, the call box is currently broken so no guests can get in, half of the fobs came broken, one or both elevators is always broken at any given time, and the management is horrible. 0/10 would never live here again, or recommend it to anyone."

"Place is a dump. It is unsafe and unclean. Management does not care about your child's safety. No elevators work thereby potentially violating the ADA. The front office hangs up on the residents when making complaints. Management ignores residents. Every single resident living there today is at risk as anyone can walk in building. Such an event occurred over the weekend of November 12, 2021 when a homeless lady was found inside trying to open resident doors. Management is doing nothing."

"I left my review based upon first hand experience after visiting friends who live there and seeing how dirty the property was. Not only that but the elevator was broken and apparently that’s a common issue. I don’t know who this individual is who you are speaking of but my review is solely based on my experience after witnessing Villas first hand. It’s time to realize that this complex has major room for improvement and people have noticed."
