"Living at RS for almost a year has been fantastic. My corner unit is nice, spacious and incredibly quiet. The only clue I have about the metro running outside is the occasional glimpse of it from my window – the soundproofing is that impressive. And the panoramic views of the skyline don't hurt either! But what truly makes this place special is the staff. They're not just friendly and helpful, they also love my cat. :) Sanaa, Sam, Danielle and the rest of the team are always a joy to interact with. If you're looking for a great place to live with amazing amenities and staff who go above and beyond, look no further. You won't be disappointed!"
"Have lived here the past 15 months moving out this week and couldn’t be more thrilled. We have had packages stolen regularly since we’ve moved in we don’t even order packages here anymore because more often than not they are stolen if you aren’t able to get them the second they are delivered. Our smoke detector goes off randomly and the apartment will fill with a strong smell of something burning and maintenance told us it’s probably nothing, our air vent had never been changed prior to move in. When we moved in our unit was dirty and had never been cleaned. DO NOT by any means live anywhere near the restaurant industry. They blast music outdoors until midnight with no customers, it feels like their speaker is inside your unit and you will not get sleep. How this is livable I’m not sure but I have not gotten a good nights rest since I have lived here. music will play every night without fail until 12:00am. On the weekends the music goes until after the bar closes sometimes until after 2 am with no customers. If you have to live here I cannot stress enough how terrible living anywhere near industry is. I can literally hear conversations of the patrons in the restaurant when I am in my bathroom. If you try to complain nothing will be done. The amount of money we are paying for all of the things we have had to deal with is honestly ridiculous and we are so excited to be moving on to something new."
"I want to give a good remark so I can convince myself to resign but honestly, the last 8-9 months of living here have been pretty frustrating. $350 worth of packages have been lost when I first moved here. The mail delivery service we are forced to pay for even loses packages. The gate for the parking garage doesn’t work at least once a week. My dishwasher was leaking all over the floor the second I moved in. I went to open the blinds, they broke, and now I’m forced to pay upwards of $300 to replace them? This place is wildly overpriced for the quality of the apartments. Considering the additional costs of losing packages and replacing their poorly installed appliances."

Moving can be an incredibly stressful experience, and I found myself in a bind with a rapidly approaching deadline. Sam not only understood the urgency of my situation but also demonstrated an exceptional level of professionalism and dedication. The property manager gave a last minute tour at closing time to allow me to view units and floor plans. Their willingness to accommodate my needs, answer all my questions, and guide me through the entire process was truly remarkable. Thanks to Sam's efforts, I was able to secure a wonderful apartment that exceeded my expectations, and I couldn't be happier. "-- Written in 10/2021 I lived in this place between 10/2020 to 10/2021 where there were still some covid restrictions going on. I would give this place a 3.5 star. SUMMARY: - pros: great location and walkability, responsive management, access to whole foods/target - cons: strict lease terms, homelessness in this neighborhood, built quality of the homes DETAILED REVIEW: - neighborhood: Nothing can beat the neighborhood here as there are a lot of restaurants and things in your walking distance. Downtown Austin is just a few minutes of walk away from you. 6th street and Reiny st are very close, plus easy access to the lady bird lake. - units: I lived in block 1, which was fairly new. The units were clean, as expected from new units. The built quality and appliances were good and units had big closets. The big problem is the the built quality of the floors. Floors are razor thin, meaning that even when your neighbor walks slowly, feels like they are stumping. According to the management, the units are not built with condo quality (as not needed by the city of Austin), and hence floors are very thin. Something to consider if you are sensitive to noise. The other problem is that the windows dont open so unless you have a balcony or porch (my unit didn't), you cannot open any window to get fresh air. - maintenance: Maintenance was very good and responsive for all of my requests. - management: The management team was very supportive and professional when they were needed. My only complain is that they were very strict for move out. I cleaned my unit fairly well (regular cleaning + vacuum) hence I was charged $55 for carpet cleaning which was for 'scrub due to the traffic areas'. I assume when you leave in a place, you will be walking on the carpet so this counts as a regular maintenance. - hallways and elevators: hallways were usually kept clean but there were occasions in which residents left their pet waste. there were multiple times where one of the elevators was out of service but it was not that much of problem for me. - amenities: The office space in block one was very good specially during the WFH time. Amenities were usually kept clean but the pool could get crowded and dirty during weekends. The grills were always up and working but were not kept clean (the burners). I enjoyed using the gym. - parking: There were occasions in which garage door was not working properly but it was not that much of problem for me. - outside space: You could see homeless people around the entrance of block 1 if that is problem for you. Also, smells like urine there, not sure if that's human urine or dogs'. - rent and value: The rent is comparable to nearby apartments and they sometimes have move in specials. LAST VERDICTS: I would say if you are not a very picky person, this place is worth the money you are spending, specially if you are into the night life of the downtown area."
