"I'll start by prefacing with this: there are a lot of glowing reviews of this place. This is because folks are either trying to mitigate rent increases in a public way or management has asked them to leave a review. The location is perfect. The finishes leave a bit to be desired, but this place is old and renovating 100 apartments wouldn't be easy. The maintenance crew on the ground is friendly and clearly works hard and does a great job when they can. CWS as a management company? Absolute garbage. My A/C / heating unit has been crashing every 2-3 months or so. I have asked 4-5 times for them to replace it, and every time I'm met with some band aid solution that is only temporary. I've had water on my floors from condensate overflow, frozen condensers, unworking thermostats in the winter, etc. CWS doesn't care and makes no reparations. We even lost power for a week once. No explanation was ever given why. The unit below me had an issue with their water. The instruction to the units above was to stop using their kitchen sinks and to wash dishes in the bathroom sink. They've had to do this for a month. No reparations offered to those tenants. Security is also a bit of a concern, and CWS does nothing to mitigate the problem, save for hiring a security guard every now and then to pester residents who stay at the pool past 10 pm. The residents all asked for security cameras to be installed, and the answer was "cameras don't deter crime, they only document crimes that's happened." CWS also manages the Water Marq next door. Of course, there is cameras all over that complex. Now we have stadium lighting in the parking lot and on the trail, which is not great when we're all trying to sleep. Frankly, I wouldn't live here with the apartment's current management team. It was good a couple years ago, but they really just let this place ago over the last year or two."
"While the location of this apartment building cannot be beat, and for the moment rent is at a really sweet spot, living here can sometimes be a strange experience. I will say what you see is what you get living at SOCO on the Lake. The apartments look like regular, not fancy, mid-point accommodations. And they are! Which is how we like to live. The management is often lacking in professional communication. We are also anxious to see how our rent increases will pan out. We expect just like every other place in Austin to se an increase. Right now the price we pay is fine, for the quality of what you get here. Which the biggest perk is the location. Hey if the rent goes up anymore, that equation will be off balance. Additionally if you are considering moving here, you please know this location will be experiencing some big changes within the next 18 months. All of the properties surrounding SOCO on the lake (19 acres) will be undergoing a major overhaul/renovation that is expected to last for a minimum of three years. The construction is meant to start sometime in 2023. Additionally that means all of the major buildings surrounding the apartment right now are empty, and not truly being cared for or patrolled for security."
"I wouldn't be in Austin if I didn't live at Soco. The view I have of the river is gorgeous. It brings peace of mind and, with open doors, some much needed fresh air. And the community is cool too - an open-arms group of neighbors and friends. Very friendly. Not to mention, they regularly give out free tacos and bar-b-q! Free rent would be nice, but free food is good too!"
"Love SoCo on the Lake! Being able to access the trail in your backyard, having lake access and kayak storage just steps away, and taking just a short walk to a myriad of shops and bars are what makes this location irreplaceable. As a UT student, I really appreciate having such a close bus stop for the 20 nearby. Lulu and Paula are also very responsive and helpful!"
"Great Apartment community right on the lake! Cute apartments with the best location. The new Assistant Manager Paula, is really doing a great job overseeing the property nicely and making sure things are running smoothly. I have had one maintenance request so far and they were very responsive. Lulu came after hours and got the job done. Very THANKFUL for Soco on the Lake!"
