"We have lived at the Arnold for almost 2 years now, and it has been an amazing experience. The location is the absolute best on the east side of Austin - everything is walking distance and you could probably live here without a car if you wanted to. Bars, restaurants, Target, HEB, even the river path, are all close by. I would also give 10/10 to the leasing team and maintenance staff if I could - I have never felt more supported by a leasing team in any apartment complex I've ever lived in. They are super nice and approachable, they put on fun events for the complex, and maintenance requests typically get resolved within 24 hours. We missed our first rent payment because we forgot to turn on the autopay, and they reversed the overdue fee for us no problem - shout out to Katy and Jac! The living experience at the Arnold has been great as well - the building is loaded with people in their 20s and 30s, a very active and friendly community. The rooms are modern and updated, and make you feel right at home while still feeling like you're a part of the city. Our apartment faces 6th Street, and while its very loud on Friday/Saturday nights, this is something we knew we were signing up for - it's fun to sit on the balcony and people watch on nights when you're not out and about! We have some friends that live on the other side of the building (facing 5th street) and its very quiet - so this building has the best of both worlds. We were also pleasantly surprised to find 2 sinks in our 1BR unit - not sure if all units have this, but it was a FANTASTIC perk! Where the Arnold falls short, and where it loses a star here, is overall upkeep of the property. While the gym is fantastic, machines are frequently broken and take several weeks to get repaired (particularly the cable machines - lat pulldown and leg machines were broken for a month in Dec 23/Jan 24, then tricep pulldowns broke shortly after). The gym is one of my favorite perks of the Arnold so it's sad to see it degrading. The stairwells are pretty gross and dirty. And oh boy, the dog poop... the Arnold has a LOT of dog owners, and while most seem responsible, there's often dog poop in the community spaces such as the rooftop and stairwells, and also the sidewalks all around the property. The garage mirror (that helps you see people on the sidewalk as you're pulling out on to the street) is broken almost every week (I suggest moving the mirror to the ceiling of the garage instead of the street so drunk people stop smashing it). But aside from the gym, overall this doesn't really affect our day-to-day, so only 1 star off from an otherwise perfect experience at the Arnold."
"It could have been a great place to live. However, they gear their lease terms into tricking you to be late so they can slab a hefty late fee. They don't give you any form of warning whatsoever. They have no remorse."
"The Arnold is a great location and in a nice building. The staff that works there is nice and the maintenance team does a good job. However, I would avoid living here due to the predatory nature of Greystar. They’re constantly looking for ways to scam tenants out of money. For example, the advertised online rate was $500 less than our current rent when it was time to renew our lease, due to lower economic demand. They wouldn’t negotiate with us, citing a policy they don’t offer rent lower than the initial lease you signed. This just shows the company’s values that they’re either trying to rip off loyal tenants or force you to move. Case in point, a large number of residents have been moving out. Additionally, if you’re late on rent they don’t notify you until you owe a ~15% late fee. Good luck trying to get any of your security deposit back as well. Also good luck trying to get in the parking garage, they’ve had issues with that for 6 months and no sign of fixing it. Overall, I would avoid Greystar properties at all costs, just look at their BBB reviews."
"Moved in a month ago, AC was broken, door handle broken, wasp nests on the patio, patio screen broken, cabinets coming off in bathroom, ceiling fan light broken in one room, ceiling fan makes horrible noise in master room. They fixed the screen, cabinet and one of the lights. Took a couple days to fix AC. The master ceiling fan noise is horrible and they refuse to fix after multiple requests, they say that's just how it is, so we had to buy fans for our bedroom that don't sound like an 18 wheeler. We'll have to get pest control ourselves for the wasps. The place was filthy upon move in with clear duct tape on the counters and floors that I had to hand scrape off. All of these things were promised to be fixed and they just complete the requests and fix what they want. Not the best value for $3200/ month. I am happy with the location, but the garage has so been broken since 2 weeks after move in so anyone can come in. See Yelp for fan videos with sound."
"For future tenants: Avoid apartment 1340 at all costs. We are moving out of this unit. The building has extremely thin ceilings, and the residents upstairs stomp from 7am to 11pm everyday (they don’t seem to have a job and just walk around the apartment all day) despite us trying to talk to them directly multiple times. We have also complained to the management staff and they cannot do anything about it. Other than that, we have a pool facing unit and people like to party at the pool until 3 or 4am in the summer. There is no such thing as quiet hour and I had to call security on pool noise multiple times. Besides the noises, apartment is in good quality and staff is nice."
