"Please read: This complex has absolutely abysmal management. The boiler for my building and a couple other buildings has been slowly dying since November. We were without hot water for seven days in December and now have been without hot water for five days over New Years. Management called it intermittent though I had hot water twice for less than an hour in those seven days while trying to recover from pneumonia. They refuse to communicate and let us know what is happening and when repairs will be made. The front office called me mean and blocked me because I told them exactly how unprofessional their behavior has been. I had to call Austin Code to get them to open a unit for hot showers. Do not be fooled by the prices! It's not worth it to live in a non-functioning apartment. The truth is they know in Texas they can get away with doing this, as the law favors landlords so heavily. But you do not want to live at a property that is so cheap they will use "reasonable effort to provide hot water" to abuse their tenants! It is truly despicable, and I stand by my words to the front office staff. In her words, "knowing the ins and outs of daily maintenance" is not in her purview when asked for really any information on the status of the boiler. However, I will say the maintenance staff is awesome — if I was told any information it was through them. I truly believe that the only reason the boiler hasn't been replaced is management, which ultimately determines whether a rental experience is hell or not."
"Current resident, looking forward to moving out... The complex is from the 80's. The appliances and bathrooms are not great, even in the "higher end" / updated units. The grounds and complex are lower end with some fresh paint slapped on it. Residents seem to not care where their dogs poop is left. Plumbing problems persisted in various areas of the complex, on and off for months. The maintenance guys are nice, they must deal with a lot!"
"I moved here in April, and have been very happy with my new home. The apartments have been recently renovated as needed, the on-site staff are friendly, responsive, and fantastic, my work orders are handled within an appropriate time, and the neighborhood is adorable. Tiffany and Sam, in the office, are always helpful, and the maintenance staff are knowledgeable, hard working, and greatly appreciated!"

"Lived here for two years and would have been longer if I didn’t have to move but I’ll explain the two stars. I moved in during the middle of the pandemic and was promised a newly renovated unit (in writing, serval times via email). Once moving in, I could tell I did not receive what was promised (only new floors and painted countertops) but did not complain as it was my first apartment on my own and it was still very nice for the price I was paying. The unit it was in was very quiet with only 6 others in the building and I never had any problems so about a year in when a friend was looking to move I referred them here. They moved in and as a resident I was supposed to receive a discount on my rent the next month. It took nearly four months of ME regularly reminding the LEASING OFFICE that they owed me the discount. Around this same time I started having problems with my appliances (which were supposed to be new, remember?) and asked the leasing office if they could be replaced because I had been a resident for a year at this point and had previously been told I was being given new appliances with proof of the email. I was told no, this is not something that could be done and all that I could do was send in a maintenance request. I did to no avail. The appliances were never fixed. Water sitting in the bottom of my dishwasher, oven never heating to the right temperature. At one point during my lease, management changed automatic payment vendors without notifying residents, causing my payment to be late. Also about a year into my lease, a company (I'm assuming?) moved into several of the units near the pool and into the original leasing office. Super weird, and there were constantly people walking around doing business on the phone around the pool and in the courtyard. It was sometimes difficult to find parking during the day because there was a business being run out of an apartment complex. Super bizarre and management never addressed it. After I moved out, I cleaned my apartment top to bottom fully expecting to get my deposit back only to find out I actually owed money. The credit and payment system the management uses is incredibly difficult to understand and because I misunderstood an email, I received an incredibly rude response from management after asking them to clarify what I owed. The location is AMAZING and neighbors are nice. Maintenance is extremely responsive and they do what they can based on what management allows. Be very cautious of management."
