"I just moved here in December 2022, Jennifer is great at answering calls and returning calls and text messages when I was trying to get in but now it's a different story. None of my calls get returned. I have left voicemails and text messages that don't get responded to. Her being at the office is a hit or miss. I have work orders that have not been completed since December. Both toilets are not operating correctly. Overall the communication is very poor here and I will not renew my lease here when it's over and wouldn't recommend this apartment to anyone searching."

"Well my experience here has been amazing! Jennifer the office manager has and have been wonderful. Anytime I need anything done or need help she has been there to do it. If u need help she is right there! Yes granted that she not always in her office but who would be if you have other properties to take care of too! It’s very quite in the area and you can get to whatever store, restaurant you need to get to right from here in walking distance."

"I’d like to say that this property is spectacular first & foremost. Jennifer is great, knowledgeable, considerate & helpful. She takes take of anyone in the best manner possible & you don’t get that too often now a days. Having been a long time resident I have seen things change in Waxahachie & University Gardens is like a historical piece in the community. The community is calm and inviting. Make sure to have a chat with Jennifer & you’ll see how awesome she is to work with."

"When I first moved to university garden apartments manager on site was Jasmine. Jasmine was awesome manager. The manager that is currently on site Jennifer is a horrible manager she never is at the office always states that she is on other properties or out to lunch very rude person. She is not professional at all , tries to charge you more than what’s on your invoice. When I would have maintenance emergencies she would never take care of anything. My apartment was was growing mold in one of the bedrooms and walls in living room cracking. If I could rate this a negative I would. I don’t recommend anyone leasing at these apartments."

"(It’s been trash since Greg left) I’m writing this review as pick up the ashes that were my son’s clothes. Our dryer caught fire & even though there was an extinguisher easily accessible, the thing was EMPTY. I thought it was me, but the firefighters confirmed and tried to use after they put the fire out. It gets HOT during the summer, everyone has window ac units to keep the apartment cool. You can submit a maintenance request via the tenant portal (when it works, and they shut it down if you’re late on rent) send a direct email to the property, and even call, they’re not going to fix anything. I don’t feel that they care about anything other than getting their $ on time. These apartments are OLD. Also: The pool isn’t ever open. The grounds are POORLY kept. Dumpster always overflowing. They put cheap paint in the tubs, so it peels BAD. The shower head is low and makes a weird noise when trying to use it."
