"Look, the place looks nice, but its unkept. - Homeless people have access - It’s not secure - There’s always piss in the halls & elevator - Your packages will get stolen from infront of your door AND the mail room even if you do have the Parcel pending app (management don’t do nothing) - Furniture hasn’t been cleaned since I toured in May - Furniture downstairs doesn’t get clean - Doorknob came off - sink fell through - They painted over mold that’s seeping through right now - The wall paint isn’t done properly nor are the mistakes from previous tenants covered properly - Trash Butler guy picks and chooses who to give notices to - File a complaint with management, they act as if the tenant is wrong - Gym is great, Pool is great - Tvs work in all public areas except where the couches are & sometimes in the “game room” or table tennis room"
"It took some time to decide where I’d live…1. because my number 1 priority is the safety and comfort of my two children (11,15 yr olds). 2. Convenience of location and 3. Quality of living and space. Apartment living is an adjustment when moving from a house but not a move I regret when I moved here to South 400! I understand that depending on a management company may be an adjustment but it’s been a smooth ride. 2 maintenance men and 1 porter along with other companies coming to take care of the cleaning and upkeep of the community….are awesome! Another awesome fact is that we have police that live here and look out for the property daily. I’ve seen them drive and walk a inside and outside the property. Their presence is always nice to have anywhere I go…but especially where I now reside with my kids. So much improvement happening here. :)"
"INCOMPETENT AND CARELESS MANAGEMENT TEAM. Packages get stolen daily. Most luxury apartments will have packages delivered at leasing office and then the resident will have to sign and show ID in order to get their package. NOT HERE. They have a mail room outside the gates where all the packages get dumped and you can just walk in and grab your package. Most packages are opened and stolen by the time you get there in the evening. I’ve lived here for a year now and with all the complaints on a daily basis, nothing has been done to protect the residents. FILTHY UNSAFE COMMUNITY DIRTY DISGUSTING POOL CARS GET BROKEN INTO GARAGE GATES ARE BROKEN/OPEN MOST OF THE TIMES YOU’ll SEE HOMELESS WALKING THE HALLWAYS OFTEN DUSTY DIRTY GYM"
"Over the past 2 years Sunridge Management has exemplified all that is wrong with rental corporations. They do not care about the safety and well-being of their tenants. They only care that people are paying rent. The main garage door and mail room door has been broken for over 4 months. That door is open to the street and allows full access to the apartment hallways. Consequently, it is a regular occurrence to have your car broken into and your packages stolen (from both the mailroom and right off your doormat). Non-residents are regularly walking the internal hallways, stealing packages and testing apartment doors to see if they are unlocked. They have not repaired any of these doors in months, despite tenants following all avenues laid out in the Texas Tenant Policy. Jennifer in the office is great, but is backed up by a greedy and uncaring corporation. Sunridge Management's only response to our repeated request for basic repair of safety devices is "We'll get to it when we can, but you will continue paying rent in full. You can take us to court if you feel differently." Do not rent here, they do not care about you. Edit in response to Sunridge's reply to this review: My dudes, how can it be a "mischaracterization" when I've included pictures? It's not a matter of opinion, it's pictorial fact. In addition, we have reached out multiple times to your corporate email, as well as tried to contact you through our leasing office. Most of the time, you just don't reply. When you do reply, it is to tell us that you aren't liable to make those repairs. When we point out the exact clauses in Texas Tenant Policy that you violate, your exact response has been "that is a difference of opinion, and we would need a judge to rule in favor of you to enact any action from us." To me, it seems like you would rather play a game of small claims chicken instead of treating your tenants as anything more than sources of income. Do not rent here, they do not care about you."
"People in the office are so nice and considerate! EDIT #1: ...who are of course no longer there due to an ownership change. EDIT #2: I’ve lived here for nearly 4 years and seen a gradual decline in the overall property upkeep and property management. The maintenance staff is the only group I have no complaints with; requests are handled quickly and correctly (unfortunately, no longer true; see EDIT #3). The office staff in general is very nice, but don’t always seem competent; many of their processes (e.g. parking permits) need to be improved. Pest control costs recently increased 500% with no justification. The gym equipment has steadily been deteriorating, with some items being stolen and never replaced. They did recently replace 3 broken treadmills with 2 working ones after 6+ months of brokenness. Parking garage door is frequently broken and stuck open. Many cars were broken into in the parking garage a year+ ago and I have not noticed any attempts at improving security ever since. Most exterior doors are in questionable condition with some wedged shut and some won’t close on their own. The package room frequently shows indications of tampering/stolen packages and the delivery drivers leave packages on the floor and not in the lockers. The package room door looks to have been broken into several times. Any exterior flower bed or patch of dirt reeks of pet waste. It’s rather unfortunate how much the property has declined over the years while rent keeps increasing. EDIT #3: Maintenance requests used to get completed same day or the following day. More than a couple days was rare. Now, maintenance requests take weeks, if not months, for even the most simple of fixes. Also, parking garage gate seems to be broken more often than not. Sad to see this property dwindle to a shadow of its former self."
