"We love it here! We feel so safe and comfortable. It’s been a long time since we lived in an apartment and I am glad we chose this one. Kayla is very accommodating, whenever we have a maintenance issue it’s resolved in a timely manner. We hope to stay here for a while."
"My wife and I loved this apartment complex as it was very nice and on the cheaper side for the area, we lived here for two years. Two things to note, 1) The management seems to change every 4-6 months, so be ready for someone new every once in awhile. 2) After moving out, they will hit you with a Final Billing Statement for random items that will cost you $100's of dollars, in ours, the photos of said "dirty" and "damaged" areas were completed false. We deep cleaned the apartment after we moved everything out and the damaged photo was of the dining area where we didn't hang a single item on the walls. This dispute with them took over 7 months to resolve and I still ended up paying over half of what I originally invoiced for."
"I've lived here for 5 years because I loved the area but new management took over and ruined that they raised the prices to insane amounts and the maintenance is horrible !! We had a fire in our oven because the burners went out THEY NEVER CAME AND REPLACED IT!! So we left and got a house and never looked back ... and Not to mention how disgusting it has gotten dog feces everywhere on the stairs, parking lot, side walk just disgusting. It was originally called Viceroy @ River park apts and they actually took care of residents. Also we paid off all remaining balances even have documents to prove it and they contact us months later saying we still have a balance.My recommendation look else where!!!! And don’t let me forget how they let people steal your mail !!!"
"The management changes a lot. Inconsistency makes it hard, especially if someone good comes along and then leaves. It took a full year before I finally got a working washer/dryer that didn’t put holes in my clothes, tear off bra hooks. and tangle drawstrings beyond saving. I e-mailed photos or submitted maintenance requests every month and went to the office in person but it still took a year. They’re older buildings so the floors are extremely creaky. You WILL hear the person above you, they may be walking but sometimes it sounds like stomping. I have not had any other noise issues besides the creakiness of the floors and walking. Unfortunately, nothing can be done for this since you can’t stop a resident from simply walking in their own home. It’s the fault of the building flooring. Other than this, it does feel like a safe community and the location is great. It’s very close to trails by trinity river. Parking has never been a problem for me. I will give a shout out to Amanda (management) and Charlie (maintenance). If they’re here when you sign a lease, they’re very kind and willing to help. With rent increasing every year and not much improvement to overall complex/needs of resident, may have to look elsewhere. When I signed my lease almost 1.5 years ago, I was told the floors and gym would be updated but that has yet to happen."
"**Update** With the major rain and wind that just happened in Fort Worth, we just had water come into our apartment from outside. It was coming under our kitchen cabinets and underneath the baseboard in one of the bedrooms. When maintenance came, they said they were going to replace the windows, but not the walls. So basically, we’ll be getting more mold in our apartment. Thank you kind owner of Avana River Park… DO NOT move here. We had a flood in our apartment, and a bunch of black mold was found behind the baseboards. It was also a “fully renovated” apartment we moved into too. The mold is from a previous flood from before we moved here because this was found only days after our flood. They are trying to say it isn’t black mold when it 100% is, we even have the general manager on camera saying it’s mold (we have a camera in our house and weren’t home) and she denies to us that it’s mold. Not only that, but they hire people that didn’t even fix it correctly, in fact they wiped the mold off some of the baseboards and didn’t even cut out all of the affected walls. They didn’t even replace the cabinets in our bathroom which got so full of water the wood is busting open, and my entire bathroom smells musty. If I am in there more than 15 mins or so, I start sneezing a lot. Yet, the general manager says that she stands behind her vendors, instead of just owning up to the fact that they didn’t do the job correctly and looking out for the tenants and having them come fix it. We’re getting sick living here and even my dog is throwing up and they tell us we can vacate without getting penalized but they won’t help us move out (we just spent all of our savings moving here from another state) and don’t know anyone else who lives in Texas who we could move in with (they know this too). They also offered we could move into another unit which looks old and beat up and I’m honestly shocked they showed us that apartment, and the AC unit is older than the one they just replaced here which we had to FIGHT with them to get replaced for a month after our electric bill got up to $400 for a small apartment because our AC was constantly running, and they told us our AC is fine and we just need to get blackout curtains (guess I need to keep the sun out at night because it’s making my apartment 90 degrees at night) geez this Texas sun is INTENSE! We also have video of the maintenance man talking about how you could just “look” at these pipes in the apartment and they would break. Again I repeat, do not move here unless you want your apartment flooding in the winter. Also, they have had multiple AC units go out in the complex because they don’t replace them until they literally go out and tell you “there’s nothing wrong with your AC, it’s just hot outside” when it’s 78 degrees in the house and your AC is set to 72… Stay far away from this place or Greystar owned apartments in general, this place needs to get shut down."
