"This was the worst stay I’ve ever been in. I’ve stayed in hostels, couch surfed and stayed in countless air bnbs. This place was dirty, unkept and unsafe. We arrived to a dirty home, no towels or ac. We had to buy our own pillows, dishes and linens. The listing was full of lies and contradictions. He wants to charge for us of a hot tub that was said to be private- it’s shared and the water was opaque. The pool was listed as open and it was covered in algae and also not close to the home. The game room pictured was actually in a garage by another rental. We smelled an awful rank smell and found poison and realized the smell was dead animals in the hole in the wall. The sliding door wouldn’t lock properly, and he has the same entry code for multiple rentals. The owner, Frank, was apathetic at best with our concerns and has now decided to stonewall me after being warned by Airbnb about his behavior. The responses to the negative reviews really highlight how unwell this owner is. Especially the stuff about wanting to charge for service dogs, which is prohibited by Airbnb. He agreed ahead of time for the dog then tried to use that against us. How messed up. He claims we inundate him with requests. I apologize for needing ac and towels, and asking about the things you openly lied about. He bribes for good reviews and has negative ones taken down on air bnb. Very disturbing and unsafe. Please please I am begging you do not support this man."

"The owners and managers of these rentals TRULY bend over backwards to make sure you get what you want out of your stay. They were suggested to me after a different VRBO host cancelled with 26hrs notice and they had me in in less than an hour. Always available by text for help and the amenities are just off the charts. We are already planning our next stay! Cant rave about these guys and these rentals enough!"

"The house was nice. Not as described tho. The description said 2 hot tubs, kayaks, canoes, and beach. It didn't say that those amenities were to be shared with other homes he has neighboring this home. In addition to that I was quoted $6500 for a 3 day stay. I was charged a total of $7100+ for the stay and was told there were additional taxes, cleaning fees, etc. I was charged $241 in credit card fees when the 3% fee should have been $195 based on my original rate. Beware renting from them and make sure everything is clarified before you give them a card number. Fees that were not disclosed at the time of making the reservation seem like a bad business practice to me. Being a business owner myself I would never treat a customer the way I was treated."

"My fiancé and I enjoyed our time together at the cozy cottage with the great lake view!! It is spacious and clean. And it is close to so many things… We played disc golf at Cascade park, had dinner and drinks at the Roadhouse and explored the World of Winter Festival lights downtown. Everyone was so nice and accommodating, as well! We will definitely stay again!!!"

"Frank Roberts and his multiple rentals are all a scam. He cancelled our reservations (that were confirmed over 6 months ago) with less than 24 hours notice. He acted as though he was doing us a favor (we had 34 people traveling to Michigan from Pa, Florida, New York, Wisconsin, and Maryland) by getting us a reservation for another “comparable” property in a different area in Michigan. We were desperate so we took it. Only to show up and be told by a very aggressive and shady looking cleaning crew that we did not have a reservation. They threatened us and physically assaulted my father in law. The police had to be called. The neighbor of the property explained that this happens frequently as this property. The pictures are of the “stairs” that lead down a steep cliff to the beach. Not exactly the luxury he advertises. The deck off of the bedroom was completely dry rotted and looked as though it would collapse. There were only 16 beds (singles and bunks) to accommodate 34 adults. The cleaning crew informed us that 8 of those were broken. They had bunk beds set up in the garage that appeared to have no electricity and was damp and infested with spiders, bees, and God only knows what else."
