We recently changed to new PM's and just found out from them one of our properties has no heat, backed up plumping, water entering the basement amongst other problems. The PM learned that the tenant had previously called the city and reported the repairs because they were unable to get in contact with the previous Property Manager, Northpoint Asset Management. "Terrible communications and horrible management. We were tenants for a year at one of their properties. When we moved in, there was damage from the previous tenant to the floor and one of the windows. At the time, Chris, the property manager, supposedly took pictures and sent them to the owner. I'm frustrated because I didn't document the damages too. I just trusted that he would send them and that this company was competent. The owner wasn't present for the walk-through and didn't seem that familiar with the property. There were old chairs and a fire pit in the backyard she thought was ours, and she seemed shocked when we told her that they were here when we got here. She mentioned that she remembered power-washing and weeding the patio in the back, but when we moved in, the lawn and bushes weren't done. At first, we were told that they would hire someone to clean it up, but after that, we would be responsible for mowing the lawn. That changed when the property manager returned to install a portable air conditioner because the original advertisement for the property said there was central air. There was not. The front windows couldn't open, and the upstairs had no air circulation. We were then told to mow the lawn and that someone would come to trim the bushes. When we moved out, we received an email from the newest property manager (we had three throughout the year) that the owner deducted $800 from our security deposit. You always expect some fees, but ideally, you would like to be charged for things you did. We received an email that we were being deducted for the damage to the floor/replacement cost: $ 100 damage to bathroom cabinet: $ 75 cracked window in the front bedroom: $125. When I asked if they could contact the previous property manager, who supposedly sent pictures of the floor damages and the window to the owner, she didn't respond. I also questioned about the damage to the bathroom cabinet because it was fine when we left I didn't get a response. We were charged $200 for yard work: weeding, edging, and raking. Which was fine, but not what we received when we moved in. 2022 we such a hectic year that we chose to move into a property that we toured while it was occupied, so we couldn't fully see it for what it was. We were given one set of expectations from the previous property manager and something different from the owner. So if you're a renter, make sure you document everything, and if you're an owner, visit your property before you receive a new tenant so you're aware of what condition your property is in."
