"Place is a dump. No garbage disposal. People park on the grass and make up parking spots. 1 washer/ dryer combo for entire building. And it was broke most of the time. Very old and out of date appliances too."
"Be aware of the extra "Administration Fee". I just moved out of Kensington Club at the end of February 2021 and upon receiving my security deposit (which took over 30 days to receive, I moved out 2/28 and the check was post marked 4/2) it was $130.00 less than I had originally put down. This was not due to any damages or cleaning costs, but for a "pre-leasing fee" and "administrative fee", looking back at the lease it is stated (item 16) that this fee is mandatory and can either be paid at the beginning of the least, in installments, or taken from the deposit. SO you can either have $10-$15 added to your rent, be charged $165 for this "administration" and application fee ($35.00 nonrefundable) for the apartment, or have it taken from your deposit. I feel as though the almost $9,000 I gave them over the year I was there would be enough for "administration" but I am mistaken. I am giving them 2 stars. 1 I will give for the property manager, she was responsive to my emails and did follow up timely with my inquiries to this fee and 1 because I did not completely hate living at the apartment. Beside that the walls are paper thin and you will hear everything going on above and below you. The first tenants below me had a terrible cough that kept me up at all hours of the night, the second tenants had a dog (even though the complex doesn't allow them?) that would bark randomly day or night. My apartment was right next to the railroad tracks and trains would often come by blowing its horn and shaking the whole building. The parking situation is unreliable, you are able to have a covered space for an additional fee, but a heavy snowfall this winter brought the awning down crushing the cars underneath. If you want to use the lot it is first come first served and usually the spots were all taken by the evening and you were left to park on the side of the lot in the grass or try to squeeze in. Altogether I would not recommend the Kensington Club apartments for the sounds and unreliability of the parking and I will not be looking at other AZ Management run for their absurd administration fee."
"A family member lives there.. wonderfully quiet location, close to everything/ walking distance, but far enough away to enjoy the peace. Wonderfully kept. I love the smell of their hallways."
"HOW MUCH IS A 1 BEDROOM OR 2 BEDROOM"
"Went to look at an apartment. Website said it was 725, we have a cat and there was a $150 cat deposit. I spoke with Kim on the phone and explained everything and she quoted me at $780 a month. Free heat! So we went to look at it. When we walked up the stairs we were assaulted by an odor I can only describe as urine. The 2 bedroom was tiny. Then she started breaking down the fees. $35 dollars a month for each adult (my wife and I) $25 for our son. $35 for our cat. I stopped her there and mentioned the website said that there was a $150 deposit for a cat (that’s therefundable part of a $400 deposit for the cat) and an $80 a month fee for water and sewer (which is unheard of in most apartment buildings and duplexes) She asked what our price point was and we told her under 800 hoping for 750. We are currently renting a duplex in Lakewood for $815 a month in Lakewood. She said at those prices we would have to move to Cleveland. We added everything and to move into this tiny apartment it would have cost us $2050. No thanks. We drove down Clifton and found a nice apartment way bigger with free heat, no cat fees, didn’t smell like urine, and no extra charge for water or people. $725. I’ve seen reviews for AZ but thought I’d give them a chance and they pulled a bait and switch on us, disregard any advertised or price they give you over the phone."
