The transgressions are manifold: noise levels that defy the bounds of reason, a brazen disregard for the sanctity of community quiet hours (which, as stipulated, span from 9 AM to 9 PM), and an unyielding assault on my auditory sensibilities. The walls, mere parchment-thin membranes, quiver in sympathetic resonance as my neighbor’s sound system unleashes its sonic onslaught. The very floorboards beneath my feet tremble, their timeworn fibers quaking in protest. I invoke the provisions of our lease, which, in its solemn legalese, promises recourse for the aggrieved. Three complaints, it avers, suffice to propel an errant tenant toward relocation or eviction. Yet, I stand here, my patience frayed, my spirit embattled, having lodged no fewer than five plaintive missives—each a desperate plea for respite. "I love living here. I love the location - just close enough to the banks, but not right in the traffic - and the management staff is fantastic. The units are cute, have a lot of character, and are well maintained. When my lease was up, I couldn't re-sign because they were going to renovate my unit, but they worked with me to move into another unit because I like living here so much. The leasing agent made the whole process very easy and stress-free. It's very clean, and well taken care of, which says a lot as it's an older building. I'm very happy here."
"I have lived at 4th & Plum for three years and it has gotten progressively worse each year. Regarding pricing and location, they are okay, but the prices have been going up so it is no longer worth it when there are many other options in the downtown area. My primary reason for giving one star is because the leasing office does not care about tenant safety and security. There was a series of break-ins in the building garage and, rather than sending out an email offering to help tenants who were victims, the office sent out an email that essentially said that it is not their problem that cars were broken into. One would think that they would want to help their tenants, but clearly not. Garage security seems like it should be something basic for the leasing office to handle when spending close to $1,500 per month (for a non-updated 1 bedroom) even though they are technically not liable for stolen items or damages there are many things they could do to mitigate the risk. In addition to this massive failure, the building lobby often has this incessant beeping noise, I'm not sure why it hasn't been fixed, but imagine the sound of a smoke detector low battery going off constantly (every 1-2 seconds) but much much louder. This happens at least twice per week. The elevator is broken down frequently and don't be surprised when the fire alarms wake you at 3-4am or when your package gets stolen from the mail room. You should also be prepared to hold you breath when walking down the hallway since there is a constant smell of garbage and virtually no ventilation in common areas or in apartments themselves. Overall, I would not recommend living here."
"If you’re looking for affordable apartments downtown this is a fantastic option. I lived here for a year and only left because I wanted to move outside of the city. Maintenance here is incredible and goes above and beyond to fix any issues. When I first moved in there was a leak from a pipe in the ceiling, and maintenance came every day until they were able to find and fix the problem. Even after the problem was fixed, Charlie (one of the maintenance guys) would stop by periodically to check and make sure everything was okay."
"This place is a fire hazard and life safety hazard there are 300 numbered apartments on the 5th floor and 300 numbered apartments on the 3rd floor and numerous other apartments mischaracterized up and down flights of stairs once you are on a floor. It is very difficult to and time-consuming to locate an apartment in the event of an emergency. The floors have many soft spots which feel as though they possibly could have rotten or maybe caving in Wood underneath of the filthy dirty stained carpets see pictures."
