"So today we received notice for unsatisfactory living conditions. Which we are in the process of still cleaning out our apartment getting ready to move because this place is terrible. We have stuff piled on the kitchen table and stuff all over the guest bedroom… whatever. Kathy left as manager which never had an issue before. They have a new manager that I tried to call him the day he did our inspection weeks ago and nothing… still nothing.. i have him on camera talking trash and taking pictures of our apartment. He and some kid was going through my stuff and talking about how I was a firefighter and something about our door chocks because our cats keep locking themselves in rooms.… they went into my bedroom and closed the door and was in there a bit. I spoke to him before about the birds nesting in the breezeway ceilings. They haven’t looked at it and just pulled stuff out again today so they don’t nest. Im afraid of it catching on fire. So I could tell you some horror stories about this place like the lady that blew up her toilet mixing chemicals to “clean”.. the fire department told management to let us know what happened, they didn’t. See smoke pictures from downstairs They are still fixing the building that did catch fire next to us. When we moved in I was having trouble drying our clothes. We later found out that the vent for the dryer was not properly vented outside. So all that heat and humidity has built into the wall.. wow another fire hazard. So many reviews are true about this place and honestly they charge way to much for the run down out of date units they have. I have paid every month on time without issue for the last 4-5 years and have called about maintenance maybe 4 times mostly because of the out of date furnace and to screw with me so close to our lease being up is stupid on your part."
"Emerald Lake apartments are great! I had a wonderful experience with Shelley getting settled into my new apartment. Shortly after moving in my refrigerator stopped working. The maintenance team was quick to get it back up and operating for me before I lost my perishable items. Thank you guy!"
"I hope readers recognize that there is much better living arrangements available elsewhere. Since the new property manager's arrival, my family and I have felt marginalized. About a month ago, after an inspection, we received a notice citing unsanitary living conditions. The office lady, pleasant to talk to, mentioned we needed to speak to Terrance, the property manager, for details, which could range from a toilet not being flushed to a piece of cat poo on the floor. When addressing the issue with Terrance, my mother was met with the response, "As an adult, you should recognize unsanitary living conditions." Despite numerous attempts to rectify the situation and access exclusive photographs held by Terrance on his personal device, while other units use a centralized system, he's often absent from the office. Additionally, we've noted persistent issues like litter scattered throughout the property, inconsistent office hours, and inconvenience retrieving packages, requiring multiple visits throughout the day. While maintenance and some office staff are friendly, getting timely help is a challenge. Our AC broke down during summer, causing the our apartment to be unbearably hot. Initially we were told it was sunlight, we persisted, and after numerous complaints, with us telling them that our neighbors were not having that issue at all despite the sun eventually going through their windows, and us having to send our cats to a vet clinic so they didn't get heat stroke, they finally sent a professional to fix it. Furthermore, a resident in our non-smoking building consistently smokes near his door, impacting my brother and mother's respiratory health. In 2023 the owners made all the apartments non-smoke areas. Despite repeated notifications to the office, and the signs telling all smokers to smoke 25 ft from the building, the matter remains unaddressed. Overall it is a very frustrating experience and the only reason I am still here is due to how expensive it would be to move out at the moment."
"I lived here for a year and I never had an issue! They always get maintenance to come in within a few hours or within the next day! The apartments have such high ceilings as well, the rooms and place feels so big and cozy! The staff is so nice and did everything they could to make my stay here as welcoming and affordable for me."
"I’d like to preface that I lived at Emerald Lakes for three years. If you don’t care to read the rest of the review, simply know that I think you would best spend your time looking for somewhere else to live. Also note that the property owners will try to clean you out of your security deposit. They’re cheap. They’re greedy. As for anything nice to say about my experience, the maintenance guys are friendly, but you can tell they are understaffed. They only had two people to service the entire complex. As stated above, the property owners are cheapskates. As for the negatives, I felt I was pulling hairs with the front desk to get anything done. If it wasn’t a quick and easy fix, you had to call them over and over again to get anything done. God forbid you have anything happen during pool season because during the summer, any maintenance issues take backseat to getting the pool up and running. Not long after move in, I had issues with termites, which took countless calls and maintenance tickets to address. Overall, it took the complex about half a year to finally fold and hire a professional to treat my apartment. Later on I had issues with water damage from a leaky window—which again wasn’t properly fixed for months. Anytime it rained, the entire living room smelled like mold and mildew. I also spotted a mouse in the unit, despite the fact that I keep my apartment more than clean; running a roomba more than 3 times a week among other chores to keep the place clean. Finally, when I initially moved in, I was charged 2 months rent (over $2,000) as my deposit. After conferring with the front office that I would be moving out 1 month early, they said I would be mailed back ~1 months worth of rent, minus any repairs that needed to be made, due to having put down 2 months rent as my deposit. I thought this was reasonable until a few weeks later where I received an email from the property managers saying that they were keeping my entire deposit and that I owed over $400 in repairs and maintenance fees. To reiterate, if you’re a fan of pests, slow maintenance, wrestling with the property managers to actually pay to fix their apartments, and greedy property owners who want to steal your deposit—look no further than Emerald Lakes. I've also made sure to provide photos that document the handful of pest problems I had. A mouse, proof of water damage around a window, and a mud-tunnel from termites."
