"I can say I enjoyed living in Arbor Lakes, I've lived here going on 10 yrs. Yes sometimes the parking does suck. And when I started living here I was little over 800 and now I'm at a 1070 which is crazy. You would think they would want to keep long term residency but they keep raising the rent which now I'm looking to find a new place when lease comes up cause last time rent went up 60 dollars and I signed early cause your supposed to get discount so the form said. I would have stayed longer. But the staff and maintenance are great. But I really liked when Tonya worked she was the best."

"The first time living here was amazing and there was honest staff members. Me and my partner were given "the only option apartment" because the apartment we had our eyes on was no longer available. But ironically after lease signing it was available. We tried to transfer to that apartment and we were told we had to pay and do the entire application process again plus rent after they just got 2k from us. We got a shady deal and there's no parking you literally can't see your apartment from where you have to park. Can't wait to move. Replying to owner comment: Went to office, staff don't care told me to have a good day."

"I have been at Arbor Lakes since 7/23. Although I usually like to be living somewhere longer than a few months before leaving a review, this complex community is fantastic. I’ve read some other reviews, but based on my experience, this complex is a quiet area with friendly residents. The front office provides various resident events which helps connect the community. There are also several nice amenities featured here (basketball/tennis/sand volleyball courts, golf pass, ponds for fishing, and a pool). The front office staff & maintenance staff are friendly and quick about returning calls, e-mails, and completing work orders. There are various floor layouts (non-updated and updated) that fit different living needs and budgets. The location is also close to the downtown area, New Haven area, and several college campuses in the city. I feel very well-treated here & cared for. I would recommend this complex to first-time or established renters."

"Y'all imma keep it real and spill some stuff. I had lived here for two years and they had me paying $825 for a 1b 1b. They would not allow me to see the apartment prior, but showed me a replica. it was beautiful of course so i signed a lease. Coming in the first day, troubles from the start. These problems are still accuring. They don't clean the air vents. AT ALL, not an exaggeration. ALL of the closet doors will come off the rail every other time you open them. Don't worry though, maintenance will show you how to deal with this inconvenience and recommend you just pop it back on! The walls here are straight mud and chip off :) Even after they already filled my wall once! They have animals in the walls and do not notify when things like that take place. There is a hole in our balcony that enters into our walls and they put mesh over it, which probably started the rodent problem to begin with. Our balcony is splintering as well as rotting. Nails are coming up. Not only did they have people come check and look at our balcony, but said it needed worked on due to it being old. What did they do? GAVE THE BALCONY A FRESH COAT OF PAINT. Nails coming up at any transition from carpet to tile. Our seal under the main door to get in is missing due to my cat scratching it off. Maintenance said they would fix it when we move and we now have huge black ants infesting our home and crawling up the walls! literally! Our sink seal has been broken and the sink can be lifted if not removed. The toilet seal is old and has been leaking. On some areas of the walls, you can see the building coming inward almost as though the posts are coming through the wall. These are all problems that have either been fixed and reoccur, or we have reported and never been fixed. My car was broken into. When i went to report it they told me "im sorry, there's nothing we can do.". They will have you paying 825 for no real security nor cameras otherwise at the mailbox and office. They do not notify about car break ins anymore and there is at least once a week. Nor did they notify anybody, OR MAINTENANCE about my car break in. You'll only know if you hear it from the neighbors. They went from having 2-3 forms of pay to making you bring check only in person and show no mercy to those late or whom can't make it in. This complex does not have a stable main office. I've lost count at the amount of people that have quit or relocated. Not only is it unstable, but one woman is very rude and shows very little compassion as well as talking down to people, an example being her telling me "you can see i'm busy here" when i'm coming to her frantically about my car break in. Last but not least, they had the audacity to email me about my lease, assuming i was renewing it. Them assuming i'd stay, sent me questions asking if i was in college as a student, which seemed personal and irrelevant in my opinion saying i'd been there for two years and was never asked that before. The whole time, they had my mother as a leaseholder and that she'd been living in my apartment the whole time. My mother co-signed. For two years they had incorrect information. For two years i have lived in agony having to deal with the main office as well as the lack of apartment uphold. This place is also reeking of crime in all forms from break ins to shooting to domestic disputes. A majority of this complex is elders, so them failing to notify of crime is quite insane in my opinion. Do not come here. They might have cut grass and a pool, seem kept up with from the outside, but it should absolutely be transitioned into a retirement residence, if that. Save your money or get a trailer/house. It's so much more worth it than this place."

"I lived at this place for two years. It was never great but not anything the apartment could do. Police surrounding the area and wasn’t allowed to enter my vehicle to go to work once. Multiple occurrences of police asking about our neighbors. Dogs off leash, no parking EVER, messy yards, the residents here are really disrespectful of others. To top it off, when we were moving out we were month to month instead of being in a lease. Called and asked if terms of us moving out are different. Called on oct. 1 was told as long as we let them know soon they can get it processed. Few days later come in and now it’s a different story we have to turn our notice in by the 1st. That’s why I called, an employees mistake as I was calling to get the information. I had to pay another months rent. Ridiculous. This place was horrible to deal with at the end. The property manager is extremely unhelpful. Asked for a number to contact it’s unavailable, can’t tell you anything but the owners company name and city. Seems like that should almost be illegal! Highly do not recommend."
