Vantage Land Title

"I wish I'd read reviews of this company before using them to buy a property (they are my realtor's preferred company). - Title guy was late to closing. - When he finally arrived, he realized he had the wrong paperwork. - They faxed over the "correct" paperwork (see next point), everyone signed, but I realized later that they hadn't given me corrected copies for my records. - When I went to sell the property about 8 months later, the new title company discovered that Vantage had not recorded the deeds correctly. There were 2 lots attached to the property but they only transferred one of them to me. They did correct the mistake, but it took them a few weeks so my closing was delayed. - The new title company also discovered an $8000 lien against the property that was never disclosed to me! Luckily for me the new title company agreed to insure the lien, but WTH Vantage? You literally have one job. Bottom line - this company does not seem to have it's act together. Late to meetings, mixed up paperwork, incorrect filings, and missing a lien. I do not recommend."

"I recently sold my home and the buyers chose Vantage Title. Working in real estate title/escrow myself, I was expecting to hear very quickly about preliminary numbers, payoff information, and more. Several weeks went by and I communicated with my realtor several times throughout. It got to the point where I had to consistently remind my realtor that I will be out of town on the current estimated close date (which was just a few days ago) and I'll either need to pre-sign my documents, or do an electronic notary from California (where I was traveling). They then had they cajones to ask my realtor to reach out to me to ask my lender for a payoff quote! They literally wanted me to do their job for them. I still only heard from Vantage while I was already out of town. Had they communicated with me from the beginning, it would have been less stress for me. We eventually got the deal done but I think that was only because I knew what I was doing and this almost certainly would have been delayed by at least a few days otherwise. The only reason they're getting 2 stars instead of 1 is that I got my proceeds wired immediately after I reached out to confirm they got my wiring instructions. My advice would be to communicate with your sellers ASAP after getting a deal so that issues like this can be avoided. All they needed to do was contact me."
