"Very misleading- buyer beware they DO NOT SELL " LOG CABIN KITS OR PACKAGES." Spent $ 5500 for their Designer not a licensed Architect to design plans for a Log Cabin Kit. " Bubba " and "Dusty" stated that we needed to use one of their approved Contractors because they know how to assemble ( misleading again- it is not a prefabbed kit) it was their marketing plan to sell more lumber. We were told the log cabin would cost around $200 Sf to build so at 1200 Sf $250,000. Shock we get a Contract from one of their Assembly Contractors for $ 400,000. I called again today 2/9/2024 and was informed that they no longer do the log cabin kits for the past 3 years due to complaints from customers dealing with dishonest assembly contractors. THEY NEVER DID LOG CABIN KITS OR PACKAGES. Funny we paid our deposit in January of 2022 ( 2 years ago) just received plans back in June of 2023 designer very slow. Once Designer has your all your money very poor communication. He is very slow to respond we asked him to make 2 small changes- ie toilet behind closed door and move electrical panel box another $ 500.00 a year later still not done just decided to move forward with current plans. Apparently, these are just stock plans and cannot be alerted. Since it is not a "kit" an Assembly Contractor that assembled their log cabin kits would have to do a take of a materials list hence the $400 a square foot charge for a 1200 Sf foot Log Cabin. As the Customer you are forced to use one of their Assembly Contractors. We fired our Assembly Contractor after he wanted $20,000.00 for a 6" 1080 SF Foot Concrete Slab, received another quote from a reputable Concrete Contractor for $10,355.00 he bad mouthed that contractor, which Reeds Metal building has used for 10 years. So a 100% over head and profit cost. So at $200 Sf foot with a 100% Overhead and Profit which would be $ 400 SF Cost on these " Cracker Style Log Homes and Sawmill. refused to supply their materials list so forcing you to use one of there $400.00 SF " Assembly Contractors. So Designer Plans $5500.00. Waste of money and time. Deposit to Crooked Contractor-$7500 (which he finally returned) -I am a licensed Commerical Contractor in the State of Georgia so when I questions his charges, he gave me some BS story that I am on site with every sub-contractor. Well than since you have to hand hold every sub-contractor, they must not be honest why use them. So $18.51 a SF for concrete ? I spoke to several customers that built the " Cracker Style Log Cabins Plans, 4 out of 5 fired their Assembly Contractors midway through Construction due to poor workmanship and $50,000 to $ 175,000 over budget. I am leaving the 1 star review not because of the quality of their logs which are very nice, but on their Dishonest Business practices. Beware !"
"The Cracker Saw Mill did a great job with our load of various sized 2x6 and 2x8 knotty pine tongue and groove boards for the roof of the pavilion my husband is constructing. They quoted us 5 to 7 days. It was bundled and ready for pick up in 5 days. It is beautiful wood and it fit together in the alternating pattern with no more finesse than expected."
"Bought a large quantity of rough cut, green southern yellow pine. Nice wood, consistent thickness, delivered ahead of schedule. Only request would be not to use green stickers which cause stripes of mold."
"I purchased a log home package back in Spring of 2016. Drove up to Williston and as soon as we walked through the door, Bubba dropped what he was doing to meet with us and go over floor plans and options. He even gave us a tour of the mill! We were impressed and excited to start building our custom log home. Right away, we made the decision to go ahead and purchase the engineered plans and put down a deposit for the material. Bubba recommended that we should have one of his builders build our home because they have the most experience with his packages. Made sense. A few weeks after purchasing the engineered plans and putting a deposit down on the package, I was contacted by a recommended builder from Cracker Style Log Homes, Tracy Winters from Winters Construction. We had 2 COSTLY ERRORS that occurred under Tracy's supervision: Metal Roof and Stain on Logs. I asked Tracy over and over again for a revised cost schedule sheet and NEVER received one as he promised. For about a year, I paid Tracy promptly every week (within 2 hours of being billed/invoiced) for 3-4 days worth of work on average of $4-5k and his crew average 3-4 workers each week. The build ended up taking too long and going over budget (mainly due to labor expense). In September of 2017, we were $60k over budget (in labor) from the original cost sheet provided at the beginning of the build. There were some changes/additions, but not $60k worth. In January of 2018 we had no choice but to terminate Tracy from finishing the house. Now Tracy has gone silent and has not reimbursed me for the money he owes me from not paying our foundation/concrete subcontractor. June 1st, we finished building the house ourselves and attained the CO to move in. Bubba is no longer recommending Tracy with Winters Construction as a builder for his packages and is sending us our blind inserts for 2 of our doors that we didn't receive when Tracy was our builder. It was a costly experience but we are grateful that Bubba is doing what he can to help us."
"I bought 6 inch tongue and groove log siding and had to cut the tongue on over half of my load because it would not seat together and left a gap. I still have 31 boards left that need to be cut if someone doesn't believe me.."
