"I had the privilege of living at Arlington for over two years. The only reason I moved was because I was relocating for work. The owners are professional and caring. The maintenance guys are outstanding and always around to help. The ownership does an outstanding job of only accepting qualified applicants who won’t cause issues. If you’re looking for a quiet, family friendly atmosphere, look no further."
"Wonderful place to live! Management is amazing. Rent is very reasonable for the area. Anytime I needed something fixed, they were right on top of it! Lived here for 2 years and would definitely recommend! So, since my post after I gave my 30 day notice to leave, they took $250.00 dollars from my security deposit . I had a friend who has her own cleaning business , thoroughly clean the apartment. Nancy sent me pictures that didn't capture a whole room. She said the place was disgusting. Number one, im an RN, I am OCD, and so is my friend who cleaned the apartment for me. I was a traveling nurse , so wasn't there for almost 7 months due to covid. I had my dad check in every week , I continued to pay my rent monthly and on time. For Peter and Nancy to deduct this amount of money was ludicrous. Way to turn around and stab someone in the back. Wish I had posted this earlier . I just hate giving poor reveiws ."
"We lived at Arlington Oaks for 3 years. There is an insane amount of negativity coming from the owners Pete and Rose. Pete lives on the property and at first seemed really welcoming and helpful...but that didn't last. His sister Rose is aggressive. Her adult daughter moves in and out of the property quite a bit. She seems to have some mental issues. She and Rose argue quite a bit between themselves and with tenants. We recieved multiple notices of bankruptcy on the property over the years. The lack of maintenance is frustrating. They will find a way to write you a bill for anything that goes wrong. We left the apartment clean and without any furniture, but then recieved a notice of collection against us for a cleaning bill and furniture removal sent out after we left. We left a forwarding address and a contact phone number but never recieved a bill or phone call from them, it only was sent to collections. Don't waste your time or money on this place."
"As a tenant for more than seven years, the quiet rental community is family-oriented, and rent is affordable. The maintenance crew, especially Pete and Bill, who oversee the care and maintenance of the property, have been extremely responsive to any problems that have occurred during my tenancy. Rose have been very helpful and effective over the years in the management and upkeep of the properties until the recent change in management. On the day of vacating the premises, Pete, who did a walk-through of the entire unit with me, acknowledged that it was left in a good condition and Bill attested to me a week after that the unit was left very clean, better than how it was found and required little work. Unfortunately, nearly three months later, Rose alleged in writing that I left the property without cleaning the cabinets, underneath the refrigerator and stove and that the windows were full of dead bugs. Bill later confirmed that he believed it was most likely that my unit was mistaken for other units which were vacated around the same time; however, Rose continued thereafter to stand by her statements making false accusations. Tenants beware, you are protected under Florida law! Please ensure that the landlord notifies you in writing once you acquire the premises on how your deposit is being held; when you vacate, that the landlord gives you written notice by certified mail of damages claimed, and after 30 days, the landlord lists reasons, by certified mail, on their intention to keep a portion of the security deposit. Also, in order to avoid any disagreements with the landlord, please take pictures before occupancy and again upon leaving as this has caused a long professional well-meaning relationship between me and Rose to turn bitter."
"I was a resident at Arlington Oaks Apartments for about 17 months. When I moved in, I encountered roaches immediately, the fixtures were dated, and my cat immediately contracted fleas. There were many noisy neighbors and the one maintenance request I submitted went unchecked for two weeks. I had to fumigate my apartment on my own, fix my refrigerator on my own, and despite being never late on rent, I never received a "receipt" other than a hand-written statement. As a result of this and their inability to offer alternative payment options, as well as a lack of a security deposit, upon moving out, I found out they were requesting $750 to cover move out costs. I found this out through a collection agency. Before I left, I painted the apartment, had the carpets steam-cleaned, and left the apartment spotless. This issue went to collections and negatively impacted my credit, the first and only time I have ever experienced anything of this nature. I have been at two other apartment complexes for a total of nearly 10 years and never once missed a payment or had any issues with security deposits. Because of Arlington Oaks unprofessionalism and the chaotic front office, I cannot recommend that anyone consider moving here. If you do, make sure to document everything with video and pictures so that you do not suffer the same fate."
