"I moved in August 2023, and I must say that I am in love with this community. The ladies in the office made my entire process easy. They communicated with me every step of the way. Everyone has been very professional. The community is very well kept and very quiet. Although I have only been here a short time, I can honestly say that I love it here. My apartment was freshly painted, cleaned, and my carpet was new just like I wanted. The appliances are all updated. My leasing agent was ready and prepared for me on the day of my walk-through. I have nothing negative to say. Being a Property Manager I am impressed. Thank you, Leaf Stone staff, for making this experience pleasant."
"I highly recommend Leafstone Apartments and hated to leave. I was a very satisfied resident for close to three years, my reason for leaving was I purchased a home in another state. The office and maintenance staffs are responsive, helpful, resourceful, friendly and professional. Not only that, I felt safe with the well lit property and an onsight security police officer which I spoke to one evening. I felt totally safe at Leafstone. My girlfriend will come over late, I met her as any gentleman would, and she felt safe. The residents are friendly and respectful, which goes to their careful screening process. Another great and convenient amenity you want find on many properties is, the storage which I used, and other's use as a garage. Not to mention the onsight car wash. I have lived all over the country and world, and trust me Leafstone Apartments rates in the top five apartments I have lived over the years. I highly recommend Leafstone Apartments to individuals, families and Veterans. Dwain"
"There’s not much original material in this review, just a lot of affirmation of what everyone else has already remarked on. First of all, these are some of the best apartments in Covington, which says more about Covington’s apartment market at present than these apartments. Not to beat a dead horse too much, but the apartment units are very overpriced for the quality you receive. It seems they raise rent every year (to “stay competitive” as they say) because increasingly more people with more money come here, and they know this because they check your salary, and thus they feel some justification for raising rent and increasing their profits at the detriment of the community. The design and/or construction of the apartments is clearly mediocre if not sloppy - walls are visibly curved and there are numerous cracks and several-inch-large separations at the bottom of the doors, which gives bugs an easy entrance. Bugs are a big problem here on the lower level apartments and the pest control is laughably inadequate. They walk in, give a few squirts in a few places, and are gone within a minute. This predictably doesn’t do much to stave off the bugs. There isn’t enough parking here, and you receive only one parking pass per household, regardless of how many drivers you have. As a result, many people often park at the parking pass spots (the green curb) without having a pass, and it’s hard to blame them since the non-parking pass spots (blank/uncolored curb) are quite the hike away from the buildings. Some people park in multiple spaces; some park in handicapped spots without a handicap tag (which is illegal!). Leaf Stone has no control over their parking situation and only ever sent out emails with empty threats of fines and towing. I took frequent (if not daily) walks here throughout the year and never saw anyone actually towed. At one point my roommate’s car was broken into and it had clearly been a victim of a hotwire attempt, and when he told them they took no action but only responded with a message telling us to just not leave valuables in our cars. To top it all off, half the place smells like weed in the evening. They’ll probably respond with some monotonous, scripted and dismissive response but the facts remain and they are well-attested by my fellow reviewers and ex-tenants of Leaf Stone. With all that said, the folks at maintenance are great, A+."
"It’s the best apartment in Covington, but that’s because the alternatives are either income restricted or just worse. The apartment complex is meant to be a short term stay for people who want to then look to buy a house in the area as property is still reasonably priced. Throughout my tenure I had to deal with asking the apartment to replace the dish washer and the fridge. Waste disposal was rather disorganized and that was evident from seeing the compactor constantly breaking down. I dealt with mold and mildew that kept coming back. Again a problem of being in humid Georgia and an apartment that hasn’t fixed their problems. Don’t be surprised if you find large cockroaches or large spiders. The complex is right next to the forest which is bound to have a lot of bugs. But being next to the forest means you get to see very pretty birds like blue jays, red cardinals and doves. When they ask people salaries, they take advantage of it because they see people’s salaries as a gauge to increase the rents as rent prices went up faster than inflation. As Covington brought over high paying jobs as Atlanta grew expensive, the rents have grown by a lot. In four years the rent went from $700 to $1100. The staff is okay but they’re rather unresponsive when problems need to be fixed as soon as possible. The maintenance staff was very friendly. The pool is so so because it’s more meant to be a place for people and kids to hang out, play, and relax more than a pool to swim laps. I was more looking for a pool to swim laps so I had to sign up for a gym membership but you can’t find the perfect place in a 15,000 people town where options are very limited."
