"Maria was phenomenal! I loved each and every part of the tour. The community is located in a very accessible and convenient spot with the perfect parking (parking deck). Each amenity was accessed via a fob, and the amenities were extremely well kept and all open! Even the package room was beautiful! A bonus is that the pool is open year round and well maintenanced! I had the pleasure of touring a two-bedroom apartment and I don't even want to look elsewhere! 10/10! Tonight they are hosting a resident event and I was told they hold at least 2 events a month. Amazing! Also, the apartment hallways have a very industrial feel to it which I loved! It barely feels like you are inside of a high-rise building!"
"PLEASE READ - CURRENT RESIDENT OF A LITTLE OVER A YEAR I am writing this review as a disappointed resident. I have lived at this Cortland location for a little over a year now, and I’ve encountered several things in the last few months that make me thoroughly regret re-signing my lease. I pay roughly $2450 a month to live in this building, to preface my review. 1. Resident cleanliness/overall tidiness of the building. I totally understand that nothing is going to be perfect, but some of the residents who live here are careless/disgusting and are not held accountable whatsoever. People let their dogs pee in any and all of the walkways around the building, and the cleaning staff is only here certain times, so most of the time you have to smell/look at the pee when you are out and around the building. In addition to the dog pee, residents CONSTANTLY leave their trash in the walkways of chutes (photos attached) for whatever reason. Is it that we pay $40 for valet trash and trash removal and they are making a point to have someone else pick it up? Or do they seriously just not care to walk it in 2 steps further and drop it in the chute? Regardless, it causes the entire hallway to smell, and it makes it difficult for other residents to get in and properly use the chute. Another blatantly evident cleanliness/atmospheric problem that has gotten exponentially worse is the REEK of weed throughout the building. I’ve called several times about this issue but I get a “do you know what unit is smoking? It’s only helpful if you can tell us what unit the smoke is coming from” response. Not only is it just the building at this point; my bathroom cabinets have absorbed the smell and now all of my towels and stuff under my sink smells like weed. Whenever I get out of the shower I’m hit with an odor so strong it gives me a headache. I’m not against weed by any means; but I do not smoke myself and I’m pissed I pay $2450+ to live in a non-smoking building where people are clearly smoking indoors at high amounts. I can’t imagine I’m the only unit experiencing this. 2. Parking Garage/General Security For a little over 2 months the parking garage doors sat open while the garage was undergoing “repairs”. During this time I had packages stolen from the package room, and there were several break-ins to cars while non-residents had free access to our garage. It seemed like there was zero urgency from anyone at Cortland to get this fixed. On top of the access to cars that people pay $25+ a month to keep in a gated garage, our garage elevators do not have key fobs to get back into the building. If our garage doors are open, our building is freely open to whoever wants to come in. Something else related that Cortland does not disclose when you rent is that they participate in a short term rental/hotel-like program, which to me is a bit of a security concern. Learning this didn’t change my opinion on whether to rent here - however, I would have liked to have known up front when I leased my apartment. Seems odd that they wouldn’t mention it during a walkthrough. 3. Dog park/Dog owner etiquette Several dogs have been attacked in our dog park. Not sure if all these individuals who owned the dogs were even residents of Cortland - however it’s hard to tell considering our dog gate in the back has been broken since I moved in and you don’t need a code to get in. I’m not sure that this would resolve the issues with owners not being able to properly handle their dogs; but the issue continues to occur. I will say that management has been good to address the dog behavior issues with Cortland residents; however if people are getting in our dog park who don’t live here, there is nothing they can do about it. The dog park is also pretty gross; the crew that comes around with the leaf blowers blow trash and discarded food off of the patio areas on the 4th floor and the dogs get behind the bushes and eat it and get sick. The leasing staff and on-site manager are very nice and are accommodating, however these issues seem deeper and are huge deal-breakers."
"This is my third day at Phipps and overall I love the apartment, but special thank you to Maria. She has been and continues to be super helpful. I genuinely appreciate how you went above and beyond, providing remarkable customer service. Your patience during my indecisiveness deserves an award, considering that this is my first apartment the help you’ve provided really means a lot. Not only did she help me to decide between two apartments, she also gave me helpful ideas on how to design it which was a fun experience. So thank you once again for your fantastic help. You’ve somehow made the whole moving process more enjoyable than it is a hassle."

"Tour + New Resident Review! Tour: Definitely some of the best leasing staff I've encountered! Jalinne M. has been nothing but exceptional from the moment I walked in the door. She has an amazing energy and extremely personable. While touring she answered all of my gazillion questions, offered great suggestions, and really was the best guide anyone could ask for. I even encountered Devlin, and she also was great to work with. I love how they take the extra step to remember your name and greet you as soon as you walk in! Additionally, the property is well kept, seems very quiet, staff is nice, and seems pretty safe. This is an older building but again very well maintained. New Resident: SO of course, guess who lives here now?!!? ME lol. I've been here for officially 10 days, and everything has been great! The application process went pretty smoothly. Jalinne was again on top of everything and very responsive during the entire process. She got me an even better unit than the one I initially applied for. Once everything was finalized, she walked the unit with me, and we documented everything in the unit. Love the kitchen, Juliette balcony, hardwood floors, and the really deep tub/bathroom. I have the smallest 1-bedroom available, and it has so much space for storage + it's open floor plan so I can really play around with it. SO now day 10-- the community is pretty peaceful. Honestly, it's rare I even hear someone when I'm walking through the buildings. The few people I've encounter have been so kind. I was struggling to bring my furniture in, and people stopped randomly and helped me. The unit above me I've heard very minimal noise. I've never heard my neighbors beside me. I like how when I go out to the halls it smells nice. I literally hear them vacuuming the floors in the hallway as I'm making this review lol. The resident lounge has been clean every time I've gone in there. Love how the parking decks are very secure. The leasing office even provided breakfast yesterday morning and yoga class in the evening. SO far for now I'll give it a 10/10. If anything changes, I'll update my review. But happy so far and fingers crossed it stays this way! :)"
