"Been involved with GF since 2022 with very positive results and have very little to complain about. One thing I really like is the number of different opportunities to invest. We are not restricted to just financing single family home flips. They’re increasing the range of available investments, (Notes, STAIRS, Labs, etc.), to allow greater diversification. Of particular interest to me is knowing the investments on GF are backed by real, physical assets—Real Estate. So there can always be some return of investment, even if there was a default. Try finding equity or stock investments with that level of safety—there are none. In addition, Extended/late loans continue to add interest to the original investment, which simply adds to the earnings. I can’t see how anyone would have a serious problem with that perk and I challenge anyone to find similar investments where late payments add to the gains on a retail platform open to N-A Investors with physical asset collateral. Of slight concern is that issues brought up to CS require follow up inquiry after several days because CS tends to not return SOME updates. Don’t get me wrong, I’m aware RE is a slow moving machine because it’s not an asset that can get liquidated as quickly as stocks or equities, but having to wait 4 or 5 days without CS updates on issues is of concern. Another concern is the length of time that passes between some property update postings. With so many properties available on the platform, I can understand some delay between updates, although 60 day lapses between posting updates on individual properties is a bit too much to ignore. But it’s Real Estate, and all gears in the RE industry move slow. All factors considered, GroundFloor has been a great success and continues to be an automatic investment for me and I only see it becoming a bigger portion of my portfolio. GroundFloor is very much recommended and I only wish I had more to invest with them!"

After years of investing and a diverse portfolio - and as a practicing real estate attorney - it is clear this company does zero due diligence on their loans and manipulates it’s returns to make it look like you’re earning money. I’m not sure how they aren’t under investigation by the FTC, but I’ve reported them."
