The maintenance crew was also really good and always came to help fast with any problems. The boardwalk out into the marsh is beautiful and a nice feature."

The apartment, clubhouse and pool amenities are all updated and always so clean. I couldn’t be happier living here and love the area and the coastal living life. "TL,DR: MAA Hammocks is unsafe, with falsified move-out inspections and ignored communication. They charge above-market rent for appalling service. They are unreasonable about discussing the nearly $2,000 in move out charges, so you need to be prepared to escalate all the way to court. I was able to remove these fraudulent charges off of my account, and I encourage everyone to do the same. My experience aligns with the other negative reviews; management ineffectiveness, poor communication, and unsafe conditions. Competent properties offer better quality at similar rates. Management's dismissive attitude towards negative feedback and 'too busy' excuse undermine resident safety. Assistant manager Mary literally told me she was "too busy" to detail why the carpet needed to be replaced at move out, and then stated that it was too dirty to even attempt to clean. When asked for evidence she promised to provide it, and then failed to do so. The attached picture, she herself took during move out inspection, tells an entirely different story. The carpet is clean, and ready for move in without cleaning. This picture is a direct download from her report. Likewise, the attached picture of a "damaged" wall from Mary's move out inspection is a direct download from her own report. She attempted to charge nearly $500 for markings like the ones you can't see in the picture she took. Maintenance fails to address issues, leaving incomplete and hazardous repairs unfinished. They also leave their trash behind so you can throw it away for them. I moved into an apartment that had a gas leak because maintenance incorrectly repaired the water heater. Management's only solution was for my dog and me to sit in the apartment with the leak while waiting on emergency maintenance. I was up until 2am, and didn't have hot water for nearly a week. Safety concerns involving off-leash dogs and persistent dog waste are blatantly ignored. Consistently failed package deliveries are not a problem at other properties. If management demonstrated respect and professionalism this wouldn't be an issue. I've literally watched the property manager yell at delivery drivers. No one should act this way. It's gross and unprofessional. Her unreasonable behavior is a clear indicator of why the people who work with her act the way they do. Move-out charges are baseless, evidenced by their inability to substantiate claims. When asked to provide proof they either lie about it or ignore reasonable requests of proof. I've engaged the ResidentCare email that will shortly appear under this review a week before posting this review, anticipating their typical non-response. They never responded to me. This company simply doesn't care to provide a reasonable experience. This company claims to operate with respect, integrity, and open communication. It fails in every regard. Pictures attached: Move-out inspection image allegedly showing a "damaged" wall requiring nearly $500 in repairs. No visible damage exists. Move-out inspection image claiming "irreparably damaged" carpet needing $1200 replacement. Clearly untrue, they eventually retracted this charge after legal threats. Unfixed ceiling hole left by maintenance from July to November. Maintenance-created mess post-repair of a gas leak they caused. The maintenance team poses serious safety risks."
