"The office staff is great . The neighbors are so inconsiderate . They let their kids throw trash on the ground and their dogs poop on the side walk. Someone in building 10 blasts their music to the max every night . The parking situation is horrible I always have to park at the gate bc theres no parking ."
"Resident here for + 5 months and this has been my worst experience at an apartment in over 6 years. I never write reviews but I had to share this and save you. First, the main issue to me, is the property manager will straight up lie to your face and ignore emails that you send. She is two face, she will act like your best friend in person but over email she is crickets with no help. 1st lie, Complex WIFi is terrible, I am broke and have to use it and one time it went out for 3 weeks. Caught management in a lie saying they ordered new equipment but when calling the 3rd party wifi company they said Palisades never ordered it. Property manager lied straight to my face and said they are waiting on the wifi company. Second my car was towed when I am a resident and registered in their system. The towing caused me to miss two hours of work,eat $150 of towing charges and now my brand new car that I just bought in July has ding/scratch marks under the bottom from the towing company. When first moving in I was given no parking permit as stated from management , “the system was not in place yet and did not have parking permits to give”. But over the next months in august/September a letter that was sent out to our doors stated we he had to get a car registered. What it doesn’t say, is that we need a parking permit.I get the lease says it but my main issue is how management forgets to give me one two times and never even mention it. One at move in day and two when I directly came into the office to register on their form when I was directed to from a letter that was left at my door. They never mentioned I needed a parking pass or to come back in to get one. The new towing system is a trap, you either had to already been a resident who had a tag or make sure your are their best friend so they tell you everything in time.Or option C study the contract and make sure you know everything and bug them for a missing parking pass.Also the review that Olivia wrote below two weeks ago, is mostly true but not 100% The two things she forget to mention Is, if your not buddy buddy with the management they will not reach out to you and call you directly to inform you of anything. I don’t have time to become their buddy buddy as I live alone and work long hours.They are very selective who they like and my guess Olivia falls under that category since she said she got direct contact. Next would be the towing company does not do their job all the time.Currently walking out my door at night/morning, I can find 6 cars that are parked right in front of the building that don’t have tags. 2 of these cars are totaled and have been sitting there for over 3 months.This caused me to have to walk from guest parking everytime I come home from the gym. The towing company is selective and can only pick cars that are on the street or east to back into. Mine was backed into a space /set up perfect. This all could have been avoided if management was to just call me direct or actually giving me a parking permit when I registered. When bringing up the subject to management why I wasn’t not given a parking permit in the first place, the property manager said that the girl who was working the desk at the time when I registered my car did not to do her job correctly and forget to give me a parking pass. She was supposed to tell me to come back and pick it up but i was never given that instruction. I was only given one instruction and that was to come into the office and register. I did that, specifically on their sheet that i signed. They still have this sheet too with my signature and license tags. After the towing instance the property manager was trying to act like she cared and told me to send my invoice and missed charges to her over email that day. She told me she would reach out to cooperate for help and let me know. I did and over a month has gone by with no response or care from her.Today, I am taking this matter to small claim court as I am out 210 dollars plus new damages to my new 2023 Toyota.These two attachments/notices was only thing I got at door."
"The office and maintenance staff are wonderful and do their best to keep this property in shape. When Adam in maintenance comes to fix things he always checks to see if there is any preventative maintenance that can be done so little issues don't become big problems down the line. Toni and Nakia in the office are both super friendly and have snacks and drinks out for people who stop by. There hasn't been an issue that hasn't been resolved to the best of their ability with what they are able to do."
"Overall, Palisades At Howell Rd is a fine place to live. The staff are incredibly friendly and helpful, but they are limited by corporate. That being said, my dislikes and complaints about the community are not against the current property management or maintenance, but rather about corporate as a whole. Unfortunately, due to some circumstance, a plethora of less than upstanding citizens have been allowed to rent here. We’ve had numerous incidents that the cops have had to get involved in, you can google those. We also have incredible difficulty with parking, most spots will be full by about 6 PM including all the guest spots so you genuinely will have nowhere to park. The tow company is good to tow people that don’t have the resident sticker however, they can only do so much since people do not follow the rules here. I saw a post about the company, towing people that have unregistered cars and calling out the property manager for not giving notice. I can assure you that every single apartment was given notice in form of a letter on their door that person either missed the letter, or is looking to complain. They do give you ample notice, and it is in your lease that you as a resident need to have a sticker on your car and you were only allowed to park in residence spots and your guests need to park elsewhere. It is also required that our cars remain Registered. If your car becomes unregistered, the office reaches out and checks with you to make sure that you’re going to get it registered soon and they do not tow you. I would know, my car is currently unregistered as we’ve been having difficulty getting the title, but they’ve been very patient with me and haven’t had my car towed because of it. They also had to cut the pool hours short this summer because people are getting too rowdy and can’t follow rules so that everyone can enjoy the amenities. A lot of the amenities here as well are very poorly treated, the pool is very clean during the summer but activities end up making it difficult for the whole community to enjoy it. The dog park is a great space, but most of the dog owners in this complex do not pick up their pets so it is a bit disgusting most of the time as is any grass that you see around the complex. Again, this has nothing to do with management or maintenance It is not their job to clean up after pet owners, but the people that live here are just maybe a bit lazy or low class. The grill area is good, but a lot of people here either don’t know how to use a grill, or do not treat public amenities kindly so it is broken for a good amount of the time or it’s really dirty. Overall, the people are pretty kind, but you do have to fight for parking as well as put up with a good amount of residents allowing people to live here that aren’t on the lease. Oh, and definitely get your own Wi-Fi. I’m not sure what company corporate requires it’s subsidiaries to utilize, but 98% of the time there is no Internet connection to the Wi-Fi, or if there is, it’s very spotty. Each building has a few routers, you don’t get your own in your apartment so you’re sharing with maybe 20 to 25 people depending on which building you’re in. Multiply that by three or four devices, even two devices, a person, and you easily get slow and offline Wi-Fi. I know that the people at this property do work incredibly hard to be helpful and solve any problems, but unfortunately, the residents at this property are just not respectful. The gate is broken most of the time because people run through through it for God knows what reason, And when that happens, it usually messes up any electronic system that they use like the property tags that you use to get through the gates and other restricted areas just for residents (parcel locker, gym, laundry etc.). The night I moved in was the first time I saw someone run through the gate, which was in January 2022, it’s been on and off broken just about every couple of weeks since then. Please do not blame the property manager or the property staff for this, They work incredibly hard. It is not their fault."
"There are many negative things I have to say about the complex, maintenance and management. But for the sake of this review, I will be focusing on one specific issue. There has been issues with parking every since I've lived here which is just over a year. Management decided WITHOUT notice to tow certain vehicles for expired tags for more parking space to be available. The property manager only gave notices to residents she deemed WORTHY of a notice. This resulted in the towing of over 20 vehicles in ONE day. But this was NOT done to have more parking spaces available for the residents. This was for financial gain because if you had $75 to pay the tow company, residents were allowed to keep their vehicles on the premises until the tags were updated. This is an unfair and predatory practice. Every resident should have been given a notice, regardless of how long the tag had been expired. Then when asked why everyone didn't receive a notice, she lied and said no one deserves a notice because it's the law. I only know certain residents received a notice because one was shown to me. This person was given 2 months to update their tags. Please look up Southwood Realty reviews and lawsuits before moving here. You will see exactly why you shouldn't move here."
