"Maintenance isn’t located at local office, it’s located all the way in Florence and they won’t show up for at least a month. The main office does not have a phone number and keeps the door locked so that you can’t ask questions. If you are able to catch an assistant from the main office they WILL lie to your face just to get you leave. In conclusion the worst part about the apartment complex is the people running it. There’s a complete lack of organization and accountability."

"Absolutely disgusting of a place to call “home”. First when we arrived here, we were promised a certain unit but then last minute they had put us in a separate unit we did absolutely not want to be near of. They did not renovate the unit from previous tenants as well. The service is so horrible, you can’t approach the office without having a bad experience. A true representation of disgusting managers and workers with a horrible attitude. One of our neighbors dropped trash in front of our units and we were charged hundreds of dollars for it! We tried to discuss it with the office but instead we got an horrible attitude and no resolution to this situation. I highly advise you to stay away from this horrible neighborhood of apartments. Owners, managers, do a better job, it’s shameful that you even got the job. And just to let you know as well, these managers constantly break multiple tenant laws as well. We have to constantly call and wait weeks for something to get fixed. And they end up doing a horrible job at fixing as well. Also if you hate bugs these people will never send pest control management as well. If you like sleeping with roaches and bugs you’ve never even heard of, this would be your place. Response: no I’m not going on your dumb portal. Stop making people do extra work for dumb things that you can’t finish the job for. It’s a simple world of calling and getting the job done. A 4 year old could run the place better. Get real, you’re an adult."

"Read the reviews. All of the issues are spot on TRUE. Also pay attention to responses they are impersonal and sound like a script or recording. Go to the tenant portal is a convenient way to ignore your tenants and I speak from experience. The part about making changes or improvements is so not true. They just rotate old problems such as bringing back management that was previously part of the problem. That's not improvement. That's desperation. These apartments are OLD and WORN OUT. You cannot clean or fix that. Nothing last forever or long without and preventive maintenance on a somewhat regular basis. It does not exist here. I DO NOT and WILL NOT EVER Recommend these apartments for anyone. They cannot even keep the grass mowed or any weed eating. Just mowed for the first time in a month and weed eating which has not been done in two months. As for me A/C - Heat has not worked for 2 months. Reported on this portal 4 times. IGNORE. NOTHING. Never been repaired. Refrigerator has been reported 4 Times in the last 3 years. IGNORE. Not repaired. Not great with NO A/C in the hottest month of the year. If you are moving and come across this place KEEP MOVING. Do Not move here. Any place is better than here. BAD TENANTS? YES there are plenty of those. Don't bother to report. Nothing done. Plenty of drugs in here. You can get out of your car in the afternoon or walk outside your apartment and the smell will hit you in the face like brick. People sit out in the breezeway, parking lot, and on patios and balconies smoking dope. The air everyone has to breathe is filled with the smell. This is NOT inside their apartment and it is ILLEGAL but nothing is done and so those who choose NOT to participate in the practice of drug use is FORCED to tolerate it from other TENANTS. These are NOT my tenants. AGAIN Nothing is done. If the people who managed or was any part of management for this place actually had to live and tolerate all of the issues one of two things would happen. One they wouldn't live here long or two things might change. They might actually learn who their tenants really are and what kind of work crews they have. You get what you pay for and if it's not that much you cannot expect much which is exactly what you get here. At this point I do not see why they even bother with rules or leases except this is their legal avenue to evict but they only evict for NON payment and those who speak up against bad practices of management and maintenance."

"***UPDATE: 9/23/23 I wrote this review about 8 months ago stating that the street light was OUT and has been for the last 6 years. It’s still out! Let’s not blame Duke Energy you guys. If it was there issue they would have repaired it a long time ago! It’s extremely dark over near these buildings! It’s not even safe to live there anymore. You have people breaking in cars, fighting, going into other tenants units and even all of the vacant units vandalizing and stealing appliances and parts!*** This complex is one of the absolute worst I have ever seen. I have been a property manager for 19 years and this company should be ashamed of itself. The management company is called Powers properties out of Florence South Carolina, and they have a one star review. There’s nothing but trash everywhere and noise all night long and the photo are attached of the street light has been out for over six years and the patio door that has busted. The glass has been that way for about five months now there’s also another unit with busted glass that has been sitting there for about three months. I know Maintenance has a hard job because like I said I’ve been in the business, but there is absolutely no excuse for the repairs around this place. It’s such a big corporate company and they seem to deny all of the decent applicants based solely on credit scores? And approve individuals that cause this type of destruction and that goes for all the properties. I’m very familiar with Heritage Trace. I would never work for Powers properties, and I would definitely never live at one of their properties."

"My experience with Heritage Trace Apartments has been HORRIBLE! I put in my application for a 2 bedroom apartment on April 7,2023. Received a call on April 21,2023 that I was approved but was placed on a waiting list (5th on the waiting list, which was fine because I didn't need a move in date til August). I called the end of May to ensure the list was moving. I called June 23,2023 and was told that I was next on the waitlist and I was also told that I was good to move in in August that they would have availability! On July 28, 2023 I went into the leasing office and was told a completely different story! That I was actually 2nd on the waitlist and that they have no availability and they don't know when they will! Mind you, I have been calling checking in to ensure everything was going to work out for move in for August. She took my name down and told me she would get the manager to reach out to me. Here it is, August 23rd and no one has bothered to call me. This has all been mind-blowing, stressful, and confusing on both ends because, obviously, the women in the office don't communicate with each other!"
