"I've never seen a pet friendly place struggle so much with maintaining the pet facilities. Yeah, people could do a better job at cleaning up their dog's poop in certain places. However, when all of your poop scoop bins are either overflowing from discarded bags or missing bags for people to get their dog's poop, it just makes the problem worse. Maintenance does a great job at fixing in-apartment issues, but it seems like there is no focus on maintaining the outdoor facilities. This goes for both the dog waste disposal and trash disposal, but the pet disposal is what really gets to me. It's so easy to swap an empty bag box and it sometimes takes weeks to do so in the main courtyard areas."

"Elizabeth, Amanda, and Liz are, without a doubt, one of the top property management teams in the upstate. I asked alot of questions from the time I moved in last year till now, fairly simple, yet they never hesitate to respond. They have instantly responded to all of my questions with all the details and a cheerful look on their faces or very positive attitudes on a call. Renting from these amazing professionals who know all the ropes to this property was an amazing experience for me. I don't think there's anyway I couldn't suggest this ideal squad to others. The property is beautiful, lots of amenities, clean, and the amazing maintenance team makes sure to take care of everything in a timely manner and are very professional and nice. One team member I would love to point out is Elizabeth! Don't get me wrong, as I've stated they are all amazing but Elizabeth's bubbly personality was a huge winner for me to sign another year lease with this property. Any concerns I've had after my year she has made sure to do her best to help me work through any thing I was going through in a very sincere, professional way. I always enjoy just walking down to the office if I just needed to see a smiling face and a great conversation. It's always the best way to refresh my day and put my day back on track. Anyone would be lucky to have the opportunity to stay in such a wonderful community with this management team"

"Absolutely awful! For starters it is way overpriced for what you get and not “luxury” at all. Second, the trash compactor only works on its own time and when it doesn’t the piled up trash is not only smelly and unhygienic, but a giant eye sore as well. Management is aware the single trash compactor isn’t able to meet the community’s needs but refuse to do anything to correct it. Finally the office staff are rude, lazy, and unfriendly. They seem to have a genuine dislike for their residents."

"I have nothing good to say about the promenade. First, they add a ton of large fees to everyone’s base rate each month (trash, sewer, pest control , administrative, and more) and bury it in the fine print until after the enormous application fee has been paid. Secondly, management is extremely rude and unprofessional. I haven’t had a single interaction with them from signing lease to move in and onwards where they weren’t rude, condescending, and unprofessional. Third, they have the worst trash setup I have ever seen despite billing a large fee for it each month. There is only one dumpster which is constantly broken and overflowing. It is extremely disgusting and unsanitary. See below pictures taken from early December through today. Finally, don’t bother trying to take a shower as there is only about 8 minutes of hot water"
