One Hampton Lake Apartments

"Lived at OHL for 9 months and it was not a great experience. The office staff was rude and very unprofessional. Never answered the phones during business hours and never returned calls. The trash dumpsters were always over flowing, on hot summer days the horrible smell takes your breath. Forget about opening your windows. The dog feces was everywhere, there were emails sent out that would say tenants would be fined, not sure if that actually happens with the amount that’s all over the grounds. The dog park is extremely noisy and there should be more places for the dogs to go rather than right outside your windows as they constantly bark and bark. There is no where for the kids to play other than the club house. So instead kids like to use the stairs as a place to run up and down and play. That is not acceptable. The noise in the hallways echos a great deal and since the walls are so thin you can hear everything going on outside and even in the apartments beside you, below you & yes even on top of you. Back to the kids playing and running up and down the stairs, riding bikes in the hallway, jumping rope, etc… Lets forget all of the doors that are constantly being slammed. The whole apartment shakes from the doors slamming . This was brought to the office teams attention and nothing was done. Not surprised at all. The gates work sometimes and other times they don’t. No….. this is NOT a gated community when you can have drug dealers, criminals and all around no good people freely coming in and out of the property. This is not a community I wanted to belong to. Too much discombobulation , unprofessionalism with the office team, just depends on who you are- that’s how things appear to work at OHL. In my professional career, that’s definitely not how to run any type of business. Be fair to all, listen to all, respect all and be professional at all times. Keep your extra shoes, clothes, lunch, keys, bags out of sight of tenants coming in and out of the leasing office, and take the ear buds out and stop taking selfies - you are at work be professional!"

"We stood in this apartment for almost 15 months we had little to no problem with them. Service order always taking care on time and promptly manner. Management change quite often, it not a consistent system. Make sure you get everything on writing I did not give it a 4 star or higher because of the issues with security refund. We moved out two months ago and were sent and statement staying we will get a refund back. We waited a month and we did not received anything. Upon going to office and speaking with manager, she promise to get first check voided and second sent and provide us with tracking number but as today we don't have either or. Update 12/18/2023 Still no check or tracking number as promise by the Manager. Let see how much longer it takes to locate a check or get a tracking information on it"

"We moved in almost a month ago and we're so happy here. The ladies in the office are wonderful and very helpful, the maintenance guys are friendly they even asked how are move in was. As far as the amenities beautiful. Close to schools and store's. It's a very lovely place."

"I really loved my apartment and the property as it was absolutely beautiful and noise was almost nothing! My apartment was gorgeous and had very few problems other than bugs. Bugs were to be expected though as I was on the first floor in the low country. However, maintenance and some management need to be a bit better. I've had maintenance come in countless times without announcement and they've left other people's keys in my place as well as leaving my apartment in disarray. They've also come in at 8:30pm when I was away by "mistake". All this said, management has worked hard to remedy all mistakes and have overall been lovely to work with. I would recommend this property to people who are moving to Bluffton as it is one of the few nice places to live."

"We stayed for 1 year. Beautiful, well laid out 2 bedroom 2 bath. Did not have a problem with the apartment. As I saw in some other reviews, the office very rarley answers the phone during buisiness hours, does not return phone calls they did not respond to emails, the only time we could take care of needed buisness was to go personally to the office. The maintenance department is awesome, prompt and fixed what needed to be. Also, the dog feces is terrible. The community threatens fines, but obviously, no follow through. One of the draws is gated apartment community. "The gates will be repaired in a couple of weeks, we are waiting for the parts." was stated to us the time we signed the agreement, still not fixed. They also charged us a $600 fee for giving our notice 52 days in advance not 60, because I travel for my profession and did not lock in another place until then. We had vacated the property and garage 1 week before we were supposed to turn in the keys."
