"The hot water in the shower only lasts for 10 minutes. It turns into water quickly, so you have to take a cold bath even in winter. Electricity bill is high. The electricity bill costs $400 a month. why? When I inquired, I was told that the water heater also uses electricity. Heating is also at your own expense. I didn't hear about that when I signed the contract. I can't afford to pay such high electricity bills every month. And is it necessary to pay high rent for this building, which is not even a luxury building?"
"The marketing agent for this building, Micki Garcia Realty, completely mishandled my apartment lottery application and wasted my time. It is obvious they have no idea how to handle lottery applications, they violated my privacy by reviewing bank statements and asking bizarre questions about my personal transactions. The reason why I provided bank statement in the first place was for the purpose stated on the NYC housing connect website, to confirm my income and verify deposits.I never got to see the actual apartment. The staff miscommunicated information on numerous occasions via random repetitive phone calls that were totally unnecessary. rude and very unprofessional."
"The area is gorgeous and super pet friendly. However, the building itself has a few issues that needs to be solved ASAP. I moved in on 11/17/23 and it's now the end of November. Since the day of moving in, I've been missing the plate in the microwave causing me not being able to microwave things or it falls over. Management said they're ordering parts but what part are you ordering that will take two months to ship to me? The boiler in my stove has not been able to shut either. They said construction has to come fix this but no one has showed up on agreed days and it's been going on since I moved in as well. Don't even start on the energy bill. I live in a 1b1b and I spend every weekend at my boyfriend's and only comes home for a shower and a bed on weekdays. Most of my electrics are turned off and I was on vacation for most of November and December and my bill comes out to be $288.80 for December. But the area is nice and the receptionists are super nice."
"As an update, we now have a leak in our bathroom coming from the bathroom directly above. It is sewage water. We put in a maintenance request, notified the front desk, and tried to contact the tenants above us. We were told that the super works only Monday-Friday. This is an emergency and there is nobody to help with the leaking sewage in our bathroom. Unacceptable, again, for a luxury apartment. I now give this place 1 star but would really give 0 stars. I unfortunately have to echo the sentiments of the other residents on here who posted reviews. I am leaving two stars instead of one because the property manager, concierge staff, and super are very friendly. -When we toured the apartment, we were promised that the door keys to the apartment front doors would be replaced with key fobs. We toured in October, moved in November, and still no key fobs. -Parking. Parking is managed by a 3rd party company, Impark, but is still owned by the building. My interactions with the staff have been great. However, the garage manager recently sent an email to the tenants advertising a lower monthly rate for monthly parkers than what I am paying. He refuses to give me that advertised rate. I am very dissatisfied that other tenants are paying a lower monthly rate than I am for the same parking spot. -We live in a 2bedroom/2bathroom. The shower door in the primary bathroom has been broken/misaligned since we moved in. We let the property manager know of this issue on 12/1 and put in a formal maintenance request on 12/26. We were told that construction has to fix this, and would do so after the holiday, but still no follow up or timeline as to when this will be fixed. -For a while, there was a foul odor in the elevators and on the 9th floor, akin to dead mice. It has since gotten better, but every now and then, the elevator or hallways will smell. I wonder if it will come back when it gets warmer. -Amenity spaces and gym are unfinished. Yes, there are holes/patches in the ceiling of the gym as the reviewer below states. The fake grass blows around all over the roof in the wind. -When we moved in on 11/24, we were told that the super was on vacation until the following Monday. Turns out that the super was on vacation until 12/11 or 12/18. We had a number of maintenance issues that needed to be taken care of. Everyone deserves a vacation, but in that case, someone else should fill in to help with maintenance issues. -Both of the toilets had issues when we moved in. One was stuck running. Had we not had a second toilet, we would not have been able to use the toilet for over a week in our apartment. The other toilet was cracked, which is not something that someone should expect from a brand new apartment. This has now been resolved after over a week. -Extremely high electric bills. Our first electric bill was $200 for our 2bed/2bath November-December. I have lived in several 2 bedroom apartments in NYC and never had an electric bill this high, even during the summer. All of the appliances, especially the hot water heater, are the least efficient appliances possible. I wish I was provided with this information upon touring the apartment, along with an estimated energy bill. Overall, this has not been a “luxurious” experience. I would recommend looking elsewhere. I don’t want to have to worry about electricity usage on a constant basis because the bill will be so high. I am also hoping that the building staff will get additional support to get these maintenance issues ironed out."
"We were one of the first people to move in. It seems like management put the building on the market before most of it is done just to get rent money. The roof, patio, entrance, one of the elevator, and garage are not done. The AC is not even turned on in the gym. There is ongoing construction and drilling in the 2nd floor garage daily at 7am. It wakes me up every morning, it's louder the closer you are to the 2nd floor. If you lived on the third floor you are not sleeping past 7am and it would be impossible to work from home. The garage looks nowhere near done. I emailed management multiple times with no response. The apartment, appliances and location in itself are nice, but not worth the noise and poor management response. EDIT: hmm curious that after my negative review, 3 positive reviews popped up on the same day saying the exact same thing. It was never disclosed to me before or after I signed the lease how much construction was still ongoing. I still never got a response from management that they are looking into the construction or what the time line is after I reached out three times."
