"The apartment itself was fine, and I enjoyed my time at 180 Riverside Blvd. However, during the move out process Equity refused to honor the move-out balance figures provided by their own website when submitting notice. The local team stopped responded to emails and never provided a satisfying explanation. In addition, Equity corporate failed to respond to a NY Attorney General complaint and have not responded to multiple email escalations either. Regardless of whether it's me or Equity that's correct in the move out balance, they have failed to adequately respond. Be wary."
"STAY AWAY! They raised my rent by $800.00/month after a year, and refused to negotiate. At the end of the second year they wanted $400.00/month more. So I moved. Impossible to reach the management. They rarely pick up the phone, and it goes to voicemail. When I did finally reach them, they all seemed to be young people with all the correct social media niceties, but with few answers, They also tack on about $100.00/month to the rent for miscellaneous charges called something like RUBS, which is never thoroughly explained. I thoroughly swept, mopped, scrubbed, and cleaned the apartment (including appliances) when I left and paid an advance "Cleaning fee" to them of $169.00 just in case. But then they charged me over $1400.00 for all sorts of unexplained damages. They reserve the right to enter the apartment when they choose to, with or without my permission. At one point during my stay a doorman was fast asleep when I got home at about 11:00PM, and I had to tap his arm to wake him up. (He did not respond to my calling out his name), Another doorman commented to me on our senile president (Biden, whom I voted for). Beautiful location, wonderful views, but STAY AWAY and BEWARE."
"EDIT: As I cannot directly respond to the business's response. Your inspection of my residence came 2 months after my report of the issue. It took me cc'ing a regional manager for you to respond. As mentioned in all my documentation, the smell of smoke is at 9pm, not in the morning when you came to 'inspect.' Further, I don't know how many times I can reiterate that no one is downstairs when the smells of smoke are in my apartment. I have gone as far as going downstairs to check and have reported that to you. I sincerely hope people read these reviews as they consider their rental choices, and please know that after 2 prospective renters tried to enter my home last night without warning, I have escalated to the BBB and also to Tatiana (Head of NYC for Equity Residential). I am putting it plainly. If people come to view my apartment again without prior ADEQUATE written notice from the building, I will continue to escalate. The potential liability created by someone trying to enter my apartment without notice is immense. Knocked down to 1 star from 3 due to the miscategorization of events by management. Original Review: This is as balanced as I can be, but the tldr is I agree with the others. The building itself is fine, and the building staff is wonderful. The management (lack thereof) is abysmal. Pricing is set by a computer and they refuse to negotiate unless you submit your notice to vacate. Even when you do, the reduction they can give you is extremely small. As mentioned by another reviewer, the equity residential staff do not answer emails without many followups and are seemingly never here. The last time I escalated an issue, I cc'ed a regional corporate manager and magically got a response overnight. (Btw, anyone taking over apt 413, fair warning, it smells like weed every night and the building will not help you. This has been the case for over 1 year). Great location, aging amenities, wonderful on-site staff, but a penny-pinching, publicly traded management company that will absolutely ignore you until you threaten to sue or just give up and move out. If even a dollar is deducted from my security deposit for things normally considered "ordinary wear and tear" - as many have dealt with, I will be prepared to explore all legal options necessary to recover every penny. And yes, it smells strongly of weed in my apartment as I write this and it's from a neighbor, not someone downstairs as the building will insist (and I have proven it's not)."
"I have another review listed as 3 stars. If google requires, I'll pull that down. Just days after trying to be fair to this place, building management's incompetence reached scary, and possibly lease-breaching, new lows. 2 people tried to enter my apartment to view it, given keys by the front desk. Not the prospective renters' faults, they were very apologetic. But apparently the building has listed my unit as already vacant and just gave people keys to do a self-guided tour - no prior notice to me. This is dangerous and a liability. I am posting a sign on my front door saying what happened and not to enter without me present. If the building has a problem with this action, honestly, I'm ready to sort this out legally. Then maybe we can talk about the potential breaches in warranty of habitability as well due to not being able to sit in my living room in the evenings."
"Let me clarify that I love the location, and I loved my unit. But the management is so inherently incompetent and disrespectful of its residents, that it is appalling. I am currently preparing legal action against the building which all resulted from their actions of negligence against the residents. I tried to sign a new, bigger place. But their communication was horrible as always. The general manager, (Rebecca at this time) is never in the office. Their leadership - if one can even regard it as that - takes no accountability and throws its employees under the bus. This to me is no surprise. The services, on the other hand: the gym which the residents are charged $75 monthly for without an air-conditioner all summer; longstanding building employees being fired, construction year-round to keep the building condition terrible for significant chunks of the year. This building is an example of something that could be great, but the management ran it to the ground. Little does the building management know that I run a real-estate company as well, and I will be re-directing prospective renters researching this building to better opportunities through our relationship. That is how much they have annoyed me due to their incompetence."
