"Great place due to views of Manhattan (if you can get a unit with a view) James Braddock park across is nice (getting extremely crowded due to lack of other parks in area and town is cutting trees and growing dog parks due to gentrification in the area where people who can’t afford city moving here) and ease of commute to Manhattan. However current management is not doing a good job (ignoring work orders, not fixing issues, maybe improper conversion happening due to values going up in area…) Also big sound issues, units hear everything from other units (next door cat meows you hear it, you can smell everything from other units, can’t walk with slippers on because someone will complain or call cops on you), constant NYC helicopter sounds… unless you are buying/moving to top floor or first floor with NYC views, and you spend a lot of time outside your home it’s going to be problematic. You will not be able to play music or call friends over because of noise complaints. It’s like living with other people in your unit, there is no sound proofing at all. Even floors covered with padding and carpeting and walk around barefoot floors are squeaky, you can hear every little noise. If you are used to tolerating city living and understand this is a multi-complex unit and enjoy a lot of time outside, don’t have children (board favors people with no children and singles during approval process) and come home only to sleep then it might be an ok place. (management needs to change or be better, they fired old staff and hired staff that is not capable of fixing issues) Last 3-4 years boiler issues are happening that management haven’t been able to fix, heaters making loud noises, inconsistent temperatures in units and management not capable of fixing issues, they ignore work orders, emails, communications or complaints (sign of improper conversion and mismanagement of funds/reserves). There is no central AC- you must have window AC which runs electric bills really high in summer months and pay for storage. Parking wait is about 6 to 8 years and you pay $100 per month but there are no cameras and if there is damage to your car they don’t care or have no liability, parking spots are so tight that the car next to you will get dings on your car getting in and out. There is no gate, so anyone can get in to the lots and building, many strangers are walking around coming from the park getting busy, no doorman or security so packages are being stolen and strangers walking around saying they are uber/food delivery and not feeling safe. Remember the closest food shopping is 10mins walk (and very limited- mostly spanish food markets, fast food option at night back area of park doesn’t seem safe and there is migration from Bronx- there were shootings happening in back areas of the parks- and for American food item markets it’s 15 mins drive or uber) unless you have a car it’s hard to exist in New Jersey that’s an added cost on top of $2400 a month rent-which you must renew every year and they can raise to $3200 next year. You can’t have a roommate or short term rent your apartment-airbnb illegal. If you are working in the city and okay living in a commuter town this place might be okay. But in between costs of travel into the city and time spent etc. you’ll pay similar to city living in added costs but not as many opportunities for work, shopping etc. There is a small gym (you have to pay $20 per person) a swimming pool (can’t bring more than 2 guests and they cut down hours, so you can’t really use it during weekdays if you are coming home from work because it will be closed by the time you get back) and a little library area that is not taken care of by management and falling apart (photo added)"
"I applied here and after submitting my application I called several times for details and they never responded. I was told every time that they will call me back and they never did. Extremely unprofessional - all staff members act like they’re doing you a favor. Please and thank you are nonexistent."

"Nice apartments, nice neighborhood, nice view. Thin walls and floors. Constant NYC helicopters buzzing loudly. You won't get much quiet there. And if you step on hardwood floors, downstairs neighbor will knock. Also had an overweight, high energy upstairs neighbor, sounded like thunder twice a day, everyday."
