"Students beware. This place DOES NOT want your business. Don't waste time like me only to found the management's late reply and inconsistent, bureaucratic policy. They won't even tell you which room is available before application approval. They don't care if you have $100K+ in banks. They used to accpet commercial guarantor insurance but not now without notice and reason, which even the insurer was surprised. I'm an international student, both my school and the DHS have verified that I'm able to pay my tuition and living expenses totaling 87K every 9mo.. Credit card companies are happy to lend me 60K+. Yet the management don't trust any of these, even the insurance company. PS. If you have safety and reliability concerns about the public transportation, find a housing near, you won't like the commute. It's NYC."
"This is an update after 3 years of living here. Still a good place to live BUT the staff cares A LOT LESS if at all. Our living room heater works sporadically at best and the issue has yet to be fixed after 2 cold winters. The "security" will pretty much secure the packages and have guests sign un upon entry. Oh, and not let any food delivery through the main door. That's about it! Loud neighbors? Tough luck, the guards won't do anything. The building management is now hiding behind a boarded up office window .....and don't expect much from the building manage/ment/er either. Overall still okay but a huge shift in caring for the tenants. Or HEAT in your apartment if warmer than 40."
"These property managers, Nelson Management, ltd. are complicit in a broker fee "bait-and-switch" scheme with their leasing agent, Sovereign Associates, as represented by Annie Hawkins. Sovereign posts listings that do not disclose the existence of any broker fees, and do not disclose at that the listing was by broker rather than by manager. If you attempt to contact the property via the listing, you will instead be redirected to Sovereign, whereupon Ms. Hawkins will attempt to extort from you a broker fee often in excess of $900. If you refuse to pay, you will be blacklisted from the property. Long story short - don't live here, don't engage with these scammers. The advertised competitive rents are just a cover for massive hidden fees. Avoid at all costs."
"Very clean, family-oriented building with responsive and friendly staff. Updated unit with spacious balcony and river/park views, parking on site, rent-stabilized. Really nice yard with up-kept landscaping. Downside: proximity to LOUD Metro North trains and strong wintertime winds that cause the building make noises similar to those on some 19th century pirate ship. Overall worth the move to the Bronx (we got priced out of Washington/Hudson H.)."
