"Buildings show their age, but overall a really nice place to live. Rent is a little high for what you get, but for being so close to UB & other amenities, I can't complain. We've had to request quite a few things to be fixed & maintenance has always come quickly and been wonderful. If you're looking for a "cheap" place to live in a safe area, this is it."
"Very disappointed at the lack of professionalism and absolutely disgusting conditions. I was told there was at least one unit that would meet my specific move in date, but upon arriving to tour the apartment, suddenly they do not have anything available until 3 months after I told them I needed to move in. I wanted to see what the apartments looked like in case something were to open in the future, and immediately upon opening the front door of the unit I am punched in the nose with an extremely potent mold smell. The bathroom was CAKED in mold. The walls were so caked with mold, they looked textured as if they were made of carpet. I’ve seen some REALLY bad apartments before, but my god this one tops the charts for worst apartments in Buffalo. After the inspection of the bathroom left me totally appalled, I made the mistake of continuing the walk-through of the apartment. The carpets are at a minimum 10 years old, and show every bit of their age. The electricity was shut off as the previous tenant had already moved out and the landlord felt it was not necessary for prospective tenants to be able to see anything in this dark, dank, humid, smelly apartment. Upon inspection of the extremely dark kitchen (with a flashlight), even more mold became apparent. There is mold on literally every single surface, which really explains the terrible smell. I spent approximately 90 seconds total in the apartment and feel like I need to shower because of how gross this apartment was. The smell was SO BAD that Jas (the person who toured the apartment with me) immediately upon entering the apartment, walked to the back sliding glass door and opened it to try to get SOME kind of breathable air while I looked at the bathroom. If I could give 0 stars, I would. For anyone looking for an apartment: stay far away from here. This place is run by the worst slumlord in Buffalo. There is a systemic mold problem (it’s in the walls) and every single apartment has it according to one of the current tenants that I spoke to in the parking lot. Total waste of time."
"Overall this place is alright. I lived here for a little over 2 years. The neighborhood is safe, shopping and highway access is super close. They are pet friendly and accommodate dogs and cats. The over all building is a bit out dated but tolerable. The photos I attached were from when we first moved in. It eventually became very full and ended up feeling like home. The downside to this place is the staff that runs the place. They are slow to follow up with repair requests and have messed up our monthly payments a few times. Overall the staff doesn't seem to communicate very well. The maintenance manager has a bit of an ego and is unprofessional. He would often talk about issues going on with the staff especially when one of the workers in the office was let go. Over all his demeanor just made for an uncomfortable experience. I would just fix most things around the place myself if I could because It was easier than asking maintenance. So if you are handy and self sufficient, maintenance is not much of an issue."
"Very bad maintenance. The managers are very rude and have no respect. We were students living in an apartment, we had multiple issues, dryer gone bad, some stuffs were never fixed, one of our roommate had no electricity in his room for a month. Later in the laundry room, we had leak 3 times in an year where we had to call emergency where the floor was flooding, which was never fixed permanently. Even the water leaked in the kitchen. We called the manager and she says I am not supposed to call her cell even though it was in the website. We had noise issues from upstairs people who used to jump and we could hear metal stuff falling down middle of the night. She was super rude and she sends notice that we have to leave the house and the lease wont be renewed. This was the craziest place and the worst people ever encountered. They are the worst! Stay away from the property for your own good."
"BE AWARE: YOU WILL NEVER GET YOUR SAFE DEPOSIT BACK. We lived in this apartment for 2 years and never worn any shoes into the apt. The carpet was nice and clean. We cleaned up the whole apartment as the pictures showed. We took pictures as evidences that we did not damage any part of the apt. But they still said the carpet has to be replaced. It is ridiculous! It is not acceptable the carpet is dirty and not return any safe deposit. The carpet just need to be clean but not replace. That is nonsense! The manager told me she already sent a letter to my address which I never receive it. Me and my roommate called few times to complain about it but she just said she will sent the report to our emails which both of us did not receive anything from her."
