"I rent an apartment and a house from these folks. Any time I need something done they are quick to respond and efficient about fixing what needs to be done. They are flexible about custom requests. My parents rented from them for 10 years before I did. Can't say enough about how nice and helpful they are."

"Not impressed with these people at all. Me and my wife currently moved in 2 apartment number 3 and since we moved in we have had a leak in the shower which leaks down into the bottom apartment. For one the maintenance man has been there three to four times to fix the problem and one of those times he entered our apartment without any warning at all. My second problem with these people is that not only did they not fix the leak they are now telling us that we are responsible for the damages because we did not properly place our shower curtain in the proper order. Now they're telling us that we may be responsible to pay for the damages or be evicted. I would not refer anybody to rent from these people like the guy in the comment above said they will do anything to keep their security deposit. I hope they're ready for my phone call in the morning I am not happy with them and they are going to know it when I call."

"If you're looking for the types of landlords who will say whatever they need to in order to get your rent check and then find any means necessary to keep your security deposit when you leave, you've found the perfect place. When I moved into my apartment, the carpets were in terrible shape. I pointed it out. I even wrote it down on the move-in checklist that they insisted I fill out to point out any existing damages to the property. Upon moving out just 7 months later, I was informed I would need to have the carpets shampooed. I did this. With an industrial shampooer AND a steam cleaning machine. Hoot Owl still kept a chunk of my security deposit for cleaning the carpets. Well now they've got a well-deserved scathing review on Google. And Hoot Owl - the small stream of potential renters that I had been directing to you ends now. I know you aren't, but you should be ashamed of yourselves for using underhanded renting practices to keep portions of security deposits for bogus reasons. I wish you the best of luck taking more unsuspecting renters for a ride."
