"Do not sign a lease here. I have had constant issues here. For example, currently my roomates and I have had internet issues. We have been advocating for ourselves for the past MONTH and Lark will not send a technician out to fix our internet, despite our pleading. As a student, I have to leave my apartment and do work elsewhere because of this issue that is just with my apartment that they refuse to fix. A month is RIDICULOUS!!!! The lack of care (they keep asking us to run test after test by ourselves and we are sick and tired of it) is draining on my roomates' and I's mental health. I feel that Lark only cares about an issue if it affects everyone (like when we had 4 days the internet ceased to work at all for the whole complex last year until it was fixed). The buses do not fit enough people and many times we have to stand packed like sardines in order to get to class (or in my case the other day, I simply had to walk because it was full to the brim and there was no other option.) The elevators are broken half of the time. The gym has broken equipment, and no matter how many times they say "we are updating" nothing gets done. At least fix a treadmill- out of the 4 that we have, none of them work! It also smells like body odor in the gym. Much of the furniture in the downstairs common spaces is old and dilapidated and the printer leaves the paper crinkled and I have to reprint it elsewhere. I hate to give this place a bad review because I never do that, but I would have liked to know these things before signing, and I shouldn't have renewed my lease for next year. I like the location to Franklin and the staff are nice but take your money elsewhere."
"Do not live here! This is my second year at Lark and I regret signing my lease here. Issues I've had while here: -Screaming and partying in pool area outside my room late at night/in the early morning. Quiet hours do not seem to be enforced at all. -No resident parking. It's a lottery system with not enough spots so I have to pay out the wazoo for a permit at a business that's a 10-15 minute walk from Lark. A few months into my second lease, they also made it so you can't reserve visitor parking passes ahead of time (there's only 33 visitor spots for a huge building) and charge you $2/hr if you want hourly visitor parking. In theory, you get 5 free days of parking each month, but the lot is consistently full. There's also aggressive towing. -Short office hours and unhelpful management. Some employees have been nice/friendly, but most don't seem to know what they're doing or care at all (most non-maintenance employees are students). -When moving in (in August heat), my HVAC was broken. I got window units a couple days later but my HVAC wasn't working for weeks. -My kitchen sink broke 4 times in about a month. Temporary repairs were done each time but I ended up having to sop up large puddles of water (some dirty from the garbage disposal) from my flooded kitchen cupboards and off my floors. I couldn't use my kitchen sink until repairs were done. The fourth time, the needed part was finally replaced. -Unreliable shuttle. The shuttle was one of the main reasons I moved here, but it's not uncommon for the operating hours to get cut short or cancelled every few weeks or so. -At least half of the cardio machines in the gym have been out of order for most of the time that I've lived here. -Numerous problems with the elevators throughout my time here. One was completely broken for a long time. Now the buttons on some of them just don't work. You have much better options elsewhere. Please do not waste your time, money, or peace of mind or comfort on this apartment complex. I've never left a negative review of a business before, but I don't want anybody else making my mistake."
"Lark is a great place to live! I lived here my last two years at Carolina and could not have asked for a better place to live for the amount I paid. The staff (shoutout to Garrett, Abby, Sarah, Emma, and Kristen) are always professional at work and are extremely nice and will talk to you even when they are off the clock. I think a lot of the negative reviews come from people who didn't full read the housing agreement that they signed. Even though some of the rules (which are not set by staff) seem crazy, they are all listed in the legal document that they signed to live there. Bottom line, just read your housing agreement and if you are okay with everything you won't find a better place to live!!!"
"I lived at Lark the fall Semester of 2021. I actually got lucky in the sense it was a 2 bedroom but my roommate winded up moving back home so i had the apartment to myself. Management was decent and Maintenance was competent. My main gripes were that the amenities felt a bit dated for what you are offered and the parking was terrible. I recommend Lark for new students but definitely recommend looking elsewhere if you are Junior or senior simply because the immaturity of the residence can be a nuisance. People breaking the doors and destroying the elevators. Awesome parties though....pool was consistently dead."
"My son just moved to Lark for the 2023/2024 year and I can’t express enough my disappointment. He rented a bedroom in a 2-bedroom apartment and when he moved in he was badly surprised to find out his bedroom was one that has been turned into ADA accessible. His bathtub is fitted with multiple grab bars and the vanity is gutted out to allow a wheelchair to roll in. The unit is a very bad and cheaply made conversion of the original bathroom to an ADA one. It is unacceptable to sign up a contract for a regular unit and to be put in a corner and assigned a bedroom that is uncomfortable and unappealing and different than the rest; to fail to advise the renter about it ahead of time and to play ignorance afterwords and wait for the issue to go away on its own. By staying silent about the unit, the property management left us in a dead end situation: there are no other bedrooms available at the property, we can’t cancel the contract and we can’t find alternative accommodation at the start of semester. Making the situation even worse was the fact that the bedroom and bathroom were not cleaned after the previous renter. There was hair and lint collection everywhere on the carpet and unclean and unsanitary stains in the bathroom. We didn’t except such unclean condition upon move in and didn’t have a vacuum cleaner or bathroom cleaning chemicals. This unit was not only ugly but also absolutely disgusting. I submitted a complaint on the resident portal for the condition of the bedroom and for the fact that we were given a ADA bedroom, but it took two weeks, two complaints, and two phone call to the property to even acknowledge my complaint. My son is still stuck with a badly looking bathroom and management ignorance for the remaining 11.5 months of his contract. If there was a way to give negative ratings I would have done so and that’s not only for apartment conditions but also for management ignorance and lack of care. Also, all of the furniture and cabinets in the unit are old and scratched up. There are large vertical cracks in almost all room corners due to building settlement."
