"Phillip is handling all of the maintenance issues here well and he did a great job. I know he’s finally hired an associate, but that he needs certifications. Please provide all the support and materials our maintenance staff needs. Our buildings are in pretty bad shape in areas. They are repairable if addressed, but unfortunately many concerns have been neglected for a long time."
"I usually do not write reviews on apartments because you’re always going to have good and bad anywhere you go, but the Hargrove at Southpoint was an exceptionally horrible experience. I do not know how this place has the ratings it does (they are probable are removing bad reviews and posting false good ones). Please read the reviews and take them to heart because most of what people are saying are very true. We moved in to what we thought was a beautiful apartment. Take a good hard look. All cheap labor was put into covering up the actual conditions of the apartments (pictures attached). Our very first night, our neighbor notified us our shower was leaking downstairs (this was right before they threw their first loud party). Our toilet paper holder was off and needed to be put back and the picture attached shows they literally moved it and never fixed the paint. The shower walls are bulging inwards too. The downstairs neighbors that were not only allowed to blast music 24 hours a day but management enabled it and actually put us in a situation where we were then being harassed for making the noise complaints. After 100+ emails, 9 visits from the police and 10 or more audio recordings inside our apartment where you can hear the music, our neighbors were allowed to stay for the next 8 months and finish their lease without any citations or even a slap on the wrist. The previous manager Celia actually stated “we cannot force someone to abide by their lease”. Some insight from management- when they “renovated” the apartments, they never put anything down between the floors to soundproof so you can hear everything your neighbor does clear as day. The building then caught fire in April 2023 (according to other residents this was not the first electrical fire to take place over the last couple of years). The building had NO FIRE ALARMS that went off. The only alarm was the one inside the burning apartments. We were watching tv until we heard the sound of the FD knocking the roofing down outside our apartment to control the blaze and people gathering outside that we could see from our windows. Our unit was not affected by fire or water damage but our building was left for the entire duration of our lease without ancillary power. Then, because of the lack of people living in the building, birds started nesting and our ENTIRE WALKWAY was covered in bird feces and I mean a lot! I reach out multiple times to the new property manager about washing the walkways. Needless to say, as of today (moved out 3 days ago as of this post) they still have not washed the walkways. That’s 7 months of tracking bird feces in and out of our apartment. And with no ancillary lighting to the building, you can’t see where you’re stepping unless you use the light on your phone. We slept in our living room for the past 5 months because of noise and smoke and even that wasn’t a great fix but it was something. The new property manager is some bougie woman who, like the previous , just wants to fill apartments for the company and make money. Once you sign that lease, good luck getting an email or phone call through. They moved their maintenance supervisor below us after the previous tenants moved out. No problems except the constant chain smoking that filled our apartment. My partner has asthma and this affected him very negatively. After 3 emails to management, I never got one reply back regarding the lease violation and that smoking should only be in approved areas. Overall, choosing the live at the Hargrove was an absolute mistake, once we may have caught if we read more reviews."
"If I could give 0 stars I would. Between having no AC for 7 months , having my apartment infested with mice , and water damage in my ceiling on top of unprofessional and unreliable leasing agents / manager. The nightmare on the Hargrove at Southpoint continues .. the worst part about it is I moved out almost 3 months ago. If you are thinking of moving here, I highly advise you to second guess your decision. To my surprise, I received a letter from a collection agency, informing me that I owed a debt to Hargrove at Southpoint , and the surprising part of this came from not even being notified by the apartment complex that I even owed an debt to give me the opportunity to settle this balance with the apartment complex directly. They decided that I guess it would’ve been quicker to just send it to a collection agency. Because of all the series of events that I have endured during my two year stay at this apartment complex, I felt that it was important to communicate with the than property manager (like many others before her she no longer works there) to discuss any final bills that I may have owed. ( with this particular complex it is a MUST THAT YOU COMMUNICATE VIA EMAIL WITH ANYONE BECAUSE IF NOT, THEY’LL DENY ANY CLAIMS OR CONCERNS YOU MAY HAVE) so it’s always best to have a paper trail. This was August the 23rd after two failed attempts of not able to communicate with anyone because no one would answer the phone nor my emails. The collection agency provided me with documentation of what I was being charged for because of course unbeknownst to me. I had no idea what I was being charged for. I noticed that the property manager prepared these charges on August 21st and I had reached out to her two days after the fact to discuss any final bills , but yet I was uninformed and led to believe that if they were any additional charges concerning water or sewage, that I would notified as I expected from any decent apartment complex. But back to the mouse infestation to the defense of the apartment complex the maintenance crew informed me that the reason why I was experiencing this was because there was an increase in mouse activity due to the construction that was currently being done right next to the complex. Though I feel like knowing this information, they should’ve been trying to be proactive to resolve this though my case was mild there are plenty former, and current tenant who can attest to this and had it far worse than I did. But having 6 incidents within two weeks was simply too much for me. I was only lucky that during this time I was also in the process of moving out. Did I also mention that my car was towed? I register two vehicles in my lease that belonged to me and never had any issues out of the almost 2 years I have been there until two months before I moved out of the apartment complex decided that they would be going throughout the complex to check for cars. My secondary car did have a flat tire and it was noted that if I corrected this that my vehicle would not face being towed. I also called to ensure that they were no additional steps that I needed to take in order to prevent my car for being towed. But unfortunately, my car was towed still even with having the corrections corrected. When I reached out to the apartment complex via phone, I was told that I was supposed to have sent an email of my correction to prevent my car from being towed. This information was not communicated to me at all, and the leasing agent denied not telling me this .. my biggest mistake was that I didn’t email as I usually do and called instead because it was late and almost closing time. Of course the apartment complex took no accountability and I was face with having to be responsible for getting my car out. This apartment complex is notorious for not taking accountability whatsoever. When I first moved to this apartment not an issue at all. The maintenance crew turnaround time was between 24-48 hours , and the leasing agents listened to your concerns. DON’T WALK …RUN FROM THIS COMPLEX."
"My boyfriend and I have been living at this complex since 2016, and our experience has been a rocky one. Every new management company that takes over only seems to get worse (there have been 3 in the 7 years we've been here), but our experience with S2 has been the worst by far. Our air conditioning has been out for a YEAR with still no resolution in sight. We were given a window unit for our bedroom as a band-aid fix after weeks of suffering through the heat last year, with the promise that they were ordering the correct parts to replace our entire A/C. Then various random A/C repair technicians were sent to my apartment over multiple months without warning (despite us explicitly instructing management and maintenance on numerous occasions to contact us ahead of time so that we can make proper arrangements with our pets), and yet, no solution was ever reached. We recently thought we'd discovered the problem when a maintenance man changed our ancient thermostat to a more modern one, but after finally relinquishing our window unit (which I had to take out myself because another maintenance tech showed up unannounced and never showed back up after we'd arranged for a time for him to come back), my apartment has been consistently 75-80 degrees despite having the thermostat set to 60 degrees, and it will only get worse as the coming months heat up. We cannot cook, shower, or dry clothes without palpably feeling the uncomfortable change in temperature. Our water heater also goes out randomly, which we had an open maintenance ticket for (also with the promise of a full replacement), in which I recently discovered maintenance had closed on their own, despite no fix. And there are various other repairs that need to be completed around the apartment, of which I don't have the patience to even submit tickets for because it's obvious that nothing will be done about them or they'll be more of a headache than they're worth. Despite no upgrades to our unit, or even routine maintenance being done, we're paying nearly double in rent what we began paying in 2016....for WHAT??? A nearly uninhabitable home? The lack of communication, decision quality, and care we've experienced is incomprehensible, and I see now reading recent reviews, that we're not the only ones suffering at this place. Cannot wait for our lease to be up because this will most certainly be our last year at this location."
