"Managed by a group of truly lovely individuals on-site Mon-Sat, I am a new resident of this beautiful and metropolitan vibed community. And I couldn’t be happier living here! My senior beagle lady and I enjoy how friendly most people are, walking by the river, stopping in for a latte at the lounge sometimes, having a safe parking spot after returning from a road trip or night out, modern appliances for modern days, plenty of closet space, in-home washer and dryer, and sleeping in style. New to the area, I think of arriving to Flats on Front as my welcome to Wilmington!"

"Idk how anyone can give this place 5 stars. The elevator is ALWAYS broken. Its literally gone down over 20 times in the 18 months ive lived here. 20+ TIMES! (Yes, ive been counting.) It was down for 3 months in may of ‘23. Its broken down another 7 times since then. Its been down for 3 weeks now. For those of us who live on the 4th floor and buy groceries or have equipment to move, its a weekly nightmare. Whoever said they dont hike up your rent just flat out lied bc mine went up and my neighbor’s went up 15%. They say they keep us in the loop about whats going on when things break, but they dont. Last time we heard about the currently broken elevator was 2 weeks ago, and that message was very vague as are most of the notifications the office sends out. The common areas have TVs that dont connect to wifi or have inputs to hook up to, so theyre basically useless. The pool is tiny and the dog park is like 1/3 rocks & stones bc someone thought thatd be a good idea (apparently dogs love running on….rocks?) The noise pollution is crazy between car traffic and military planes flying over every day. They have no problem renting to mentally unstable people, ive seen 2 just in my immediate area alone. Theres absolutely no handicap accessibility. The doors dont open automatically and theyre heavy so good luck getting in or out with a wheelchair. The security gates are broken as often as the elevators so anyone can just come and park here. The gym has room for MAYBE ten people unless youre a treadmill kinda person. The one and only reason i dont give them 1 star is bc the maintenance team is fantastic (shout out to tj, chad, and santos) and unfortunately have no control over the 2 things that break the most. (The elevator and security gates) Theres also roaches EVERYWHERE. I have to call pest control once a week, i keep my apt spotless, and yet theres still roach corpses all over my floor. The units are aesthetically pleasing and spacious, ill give them that much. The location is fine and its nice being close to the river / downtown, but definitely do your homework before coming here. I cant wait to leave this place in my rearview mirror just like half their staff has done since moving here. Reply to whoever replied to my review: Ive lived here for 18months, im well aware that theres another elevator WAY on the other side of the building. Its the equivalent to 2 city blocks away…Not exactly a helpful answer. And heres an idea, how about yall JUST FIX IT!?! Youre already overcharging us with rent the least you can do is NOT make us walk to the other side of the building to use an elevator! Thank you for the same cookie cutter response yall always give though"

"I love Flats on Front. The location is so easy and convenient. The property is beautiful and well maintained. Maintenance is friendly an responds quickly to any needs we may have. The office team is always friendly and helpful. The manager is also attentive and cares about the community as a whole."

"This is the most amazing complex I've ever lived in. Not only is the property beautiful and well maintained, but the employees (Joe, Adam, Kyle, Chad, Santos) go above and beyond for their tenants and really make this complex feel like home. Personable experience with property management is not something I've come across often, if ever, and the Flats on Front team exhibits nothing less than service with a smile. I'd highly recommend this complex to anyone!"

The property managers are all so knowledgeable and helpful - not to mention very nice! The maintenance staff are also great. All help make this place feel like a comfy and happy home."
