"My partner and I lived here for about a year. We moved out early (and we were paying the rent on the new place and here, if that tells you anything). BLUF: Don't waste your god damn money on this place, you deserve better. Over the course of our lease (the majority of which was under the new company), we had a few maintenance issues. Each one of them was solved either day-of or within a week depending on the severity of the problem, which was, in my opinion, a pretty fantastic response time. This is for basic maintenance though (drawer broken, outlet stopped working, etc). The complex itself is relatively dated. There's no laundry in any unit, all of the closets are tiny as heck, and the insulation leaves a lot to be desired. It doesn't look or feel luxurious, and certainly doesn't command the same price tag as many other more modern complexes within 5 miles. Now, the elephant in the room; the cockroaches. This place is infested. Not sugar-coating it, not throwing out accusations, et cetera. I can't speak on any of the newer, remodeled apartments, but we were in an older-style one, and it was not fantastic. If we walked into the kitchen in the morning (we got up around 0515), I'd always see at least ten scurry away. I've probably killed hundreds of them since moving in. We also paid monthly for pest control which we hardly ever got. We had a Ring camera and every week we were scheduled to have pest control come in, nobody showed up. Additionally, whenever we submitted work orders for treatment (as we got a notice saying we WEREN'T ALLOWED TO HAVE OUR OWN TRAPS BECAUSE OF THE PEST CONTROL WE WEREN'T RECEIVING), it was ignored in the same manner. It took until one day we had BEES in our apartment (who had made a nest within the walls of the apartment below us) to get any form of pest control, and even then the property manager at the time basically told me to go screw myself. I had to call the regional manager of Apartment Dynamics (parent company) to gain any traction and see this even begin to get resolved. For what it's worth, the new company is trying. They've made strides in terms of updating apartments, the complex, and the amenities, I just don't feel like the complex yet commands that "luxury" pricetag, especially if I'm sharing the luxury with some cockroaches while having to drive to do my laundry. Office staff were always nice, though (minus that one property manager, I want to say it was Theresa or Teresa). This review is in no was reflective of any (other) interaction with maintenance or the office staff."
"Horrible apartment. Don’t waste your $$ to start the apartment are so old and don’t look like anything in the picture also you can hear everything upstairs!! It’s so loud. You will lose sleep here and the fact that they rise the rent. It’s insane I have reported of noises a thousand time and nothing has changed. The pool is nice that’s about it. I’m glad im leaving these apartments."
"I have lived here since 2016 under 2 other Management Companies. First, let me say, these guys have made many improvements: all new washing machines, electronic locks on the apts, ADT service connected to Fayetteville Police. It is very convenient to restaurants, grocery stores, the hospital and many other things. It is a great place to live. It is a very safe neighborhood."
"UPDATE. I went to Briarwood Apartment office and reported that I was moving out on a specific date since the 12 month lease was long up and I had been renting thereafter on a month to month basis, which was ridiculously overpriced to almost double after the expiration of the lease. The rent was paid upfront but I moved out way sooner. The office was very well informed of that. I cleaned out the entire apartment, except carpet steam cleaning, which I would consider normal wear and tear and also I didn't leave anything behind as can be seen on attached photos. I have kept bills of what has been replaced and the proof of rental portal including the date I moved. Move forward to months later and I get a credit report notification that my good credit score went down drastically due to 1.446 dollars owed to Briarwood Apartments. The staff is super friendly when applying for a place, show you a renovated model (show room) apartment with updated appliances until you sign a lease and hand you the keys to your ACTUAL place of their choice, which is a completely outdated, old, ran down version with ancient old appliances. Walls are caked up with paint to cover dent marks. Cracks in walls and floors. 20 year old stoves and refrigerators. ROACHES. Steam cleaned old carpets and in 2 weeks you will see the old stains again. When calling the office about the roaches who seem to be the actual tenants, the office ladies brush it off nonchalant by responding....oh ok, what YOU can do is!!! Trash everywhere. Shards of glass on the ground. The latches and fences at the dog park are not secure. Quick cheap fixes and patch ups everywhere. Tenants are being watched by maintenance and get reported to the office who comes and goes, who visits whom and for how long, what kind of cars people drive and their activities. Also they seem to be targeting random tenants, coming up with bogus reports to the office and the next day you get a notice on your door which states VlOLATlONS and made up FEES. When going to the office it's all about agreeing with them and you end up walking out of the office with the option in mind if you don't like it then move out. Take note again.....When the office read a review, they respond with.....I'm sorry for your experience with Briarwood!!!"
