"I was shown 2 properties. I let them know beforehand that I was self employed. I don't own a full blown business with employees, I am only a private caregiver with one client that pays in cash. They said it wouldn't be an issue. I paid the $50 application fee. Shane sent an e-mail with these requirements for "self-employed": 1. Tax Returns: Applicants must submit copies of their personal income tax returns for the past two years, including all schedules and attachments. 2. Profit and Loss Statements: Self-employed applicants should provide comprehensive profit and loss statements for the past two years, prepared by a certified accountant or tax professional. 3. Bank Statements: Applicants must submit personal bank statements for the past three to six months, clearly indicating consistent income deposits from self-employment activities. 4. Business Registration Documents: Self-employed individuals must provide valid proof of their business registration, such as a business license, certificate of incorporation, or partnership agreement. 5. Contracts or Invoices: Applicants may include copies of recent contracts, invoices, or agreements demonstrating ongoing business activities and revenue generation. 6. Other Financial Documents: Additional documents, such as investment statements, rental income statements, or any other relevant financial records, may be requested at the discretion of the management. I let them know that I had only started this particular client in May. I could provide my savings account that I use for taxes when it comes to my 1099 as I deposit 20% of my check weekly. I did not have profit and loss statements as I am a CAREGIVER and everything I make is profit. I have no loss. My clients son is her POA and an attorney and I let them know I could have him happily draw up a contract as proof. I also have weekly time sheets that we keep record of that are signed by us both. I also have a letter stating from the POA my weekly income which is $1800. I make more than one rent payment in a week, and my total bills equal around $800/month, so I could easily afford the $1250 rental. I also have caregiver insurance that I could provide a copy of. Apparently, that wasn't good enough and I was told that NONE of what I had was acceptable. This is not a good company and they are clearly unwilling to work with you. I would definitely work with another rental company. Thankfully, I found a rental company who had ZERO issue with what I have to offer as proof of income and found somewhere to rent easily. Do yourself a favor, and do the same."
"Renter beware... Their main interest in in serving the money and investors. Get yourself some protections in your rental contract. Because they will charge you to break a contract even when a place is unlivable. Shane still charged me a fee to break a contract so don' trust his follow up below. Scope a place at all hours of the day or night. Your neighbor could like to jumping jacks at 3am and this company only does the bare minimum to protect themselves from you in their rental agreement. Also they don't have standard policies like mandated quiet hours. He's a slum lord, but nice at face value. Don't buy the hype."

It was a difficult property to manage (poor neighborhood, lower socioeconomic tenants, some goofy elements of construction on the home), but Shane found good tenants, kept the property full and in good working order, and calmly dealt with the problems as they arose.
