"The apartment is great. We used to live in apt 308 which has plenty of sunlight. All the amenities were good. Apartment-wise we never had any issues, though we lived there for 8 months only. Commute to NYC is good. You can see NY Skyline within 5 min walks. The apartment security and our neighbors both were great. Issues: noise at night can be too strong for light sleeper. Since the apartment is in the corner you can hear garbage taking out sound, car-horn every night. Additionally, apt 208 has a patio, every weekend they host party, which is nice but sometimes they play song in high volume. I dont think it is their fault, I think the apartment position is wrong. May be 4th or upper floor would be great choice. Management: I never had any amenities issues so did not suffer in that part. Cathy was helpful in many cases whenever we asked for information. However, the super guy(Romanio or something like that) is rude and not helpful at all. Overall if there were any issues in elevator or anything service related it took more than a week to fix. Since we did not have apartment issues, we did not suffer in that case."
"BEWARE! I will start with the good. The 2 bedroom, 2 bath is spacious and modern, porter is very friendly and thorough as is the super. Now for the reality of the facade. 1. Enormous rent/ fee increase. Base rent in 2020 was $2,450, ("Covid deal") it then went up to $2,950, and now they are asking for $3,250. In addition to pet fee, $50/mo per pet, water fee $50/mo and garage, which is optional, but it went from $ 150 to $200 /mo to $225/mo, despite the door breaking on several occasions hindering the exit or entrance. A neighbor had to park on the street and received a ticket for not having resident sticker. Management declined to pay for ticket. 2. They advertise amenities which include a patio, however this has been "out of service" for over a year, as such, in the evenings there are no lights to see, and in the afternoons, no umbrellas. When we brought this up to management their response was "amenities are a privilege that can be revoked at any time without warning". The same aloof response when amenities within an apartment break. We waited months to get a new dishwasher and microwave that stop functioning out of nowhere. 3. Lastly, you have to pay a ridiculous move in fee, basically you are paying for the apartment to get cleaned, however before moving out you are warned to leave the apartment as when it was received or it would be deducted from the security deposit. It unfortunately feels as though managements wants to squeeze every penny possible from you."
"Be ware of the management's dirty trick We have been in this building for almost 5 years since it was built new and went through several owners/management teams. It was nice and properly maintained until this very recent new management (or maybe new owner). Since day 1 we were here, we were told the utility charge includes garbage (UC has free garbage truck from DPW), water and sewage, and we have never paid extra for water for almost 5 years except the flat utility fee. Today the management sent us a Email saying that after their audit, they found that they paid the water fee for us for the passing years, and they showed the biggest mercy that they would NOT back-bill us. I just checked the lease agreement, there is NO wording about what is included in the utility charge, but there is also no explicit language about who is responsible for the water bill. The new management is trying every bit to milk the resident for every penny, in spite of that they already hiked up 15% on MY rent this year. However, they failed on service they should provide except for collecting money: The garage gate went broken at least 5 times a year with each incident at least several days long. The most recent incident started ONE WEEK before THANKS-GIVING 2022, and today Dec 19, 2022, it is STILL wide open so anybody could have access to the garage, where we paid several hundreds $$$ a month for a "premium" parking lot which has almost NO better security than a free street parking."
"Do not under any circumstance move to this building. Just hiked up rents 15-20% but are too incompetent to run the actual building. My dishwasher has been broken nearly 5 months and had to wait a month in between diagnostic appointments before they said they'll replace it. No idea why I'm still waiting on a new one but I'm paying $2850/month without a dishwasher. They have also been 3 weeks away from finishing our roof upgrade since Feb and it's still not even close. Not sure if the building has run out of money or what the actual issue is but there are too many buildings in the area to choose this one. TO BE CLEAR - the super is great but he clearly doesn't have the autonomy to fix anything here."
