"Avoid this apartment community at all costs. There has been a severe influx of homeless people sleeping in the community room at night and management will do nothing. They tell you to call the police and when you do, the police tell you they cannot help you because management has to ban the individual(s) from the building, but management is not there at night, nor do they care since it does not impact them. On top of this, there is NO one to reach after hours so you have no recourse or community room to use because it is occupied by homeless people eating and sleeping like they pay for the place. Paying for an amenity like a community room only to come home to differing homeless people on the daily is very concerning, a huge safety problem, and should not be happening. Management has sent out emails stating they are working on this, and they have made some minor changes to how you navigate the building, but yet the homeless population living INSIDE the apartment building still occurs almost daily or every other day. Something more needs to be done, and not just changing the schedule of the timed locks within the building. With the amount of new buildings opening up on Broad and in Scotts Addition, you'd be better off not risking your safety or dealing with the stench on a daily basis by choosing another place to reside. You have been warned."
"STAY AWAY. I wanted to love this place. I wanted to feel at home in Richmond. I had a minor issue on move-in, which kept escalating, and escalating, to the point where things are rattling on my dresser due to the noise and bass of some machine or other on the roof. I've reached out to maintenance and management several times, no resolution, no investigation. Monday night, it was so loud, even with ear plugs and a noise machine I was unable to sleep. I asked the office on Tuesday to look into the issue, and provide me with a location to sleep that was under 70 decibels in rumbling bass noise from their equipment. Tuesday they said (through email) "we found the faulty equipment, we can't get contractors to fix it until Wed" (No mention of providing me a place to sleep.) Wed they said "We don't have an update for you." (I had to go to the office for this, as emails go unanswered.) I asked for the manager's number, and was giving the MAIN number to the leasing office (which they let ring and ring and ring...) No end in sight to this drama. (All I want is a place to sleep, without their equipment rumbling my walls, and yes, they have confirmed it's their equipment on the roof.) I hope the situation is resolved soon, but I'm losing hope in the integrity of Julia/Peyton/Hunter at the helm. Here's hoping the building sale leads to a better outcome. (Or someone returning an email.) I will update if the situation improves."

"Stay away! Property management was AWFUL my last few months I lived here. I gave birth to my son & suddenly I felt like I had a target on my back. The property manager Naomi Sharp tried to evict me because I gave birth to my son & my parents were in town to help me out. When I asked if I could look at a 2 bedroom apartment to rent (knowing one of my neighbors was moving out of a 2 bedroom unit) I was told no. When I asked for my ledger, my emails were ignored. When I asked to talk to her boss, e-mail ignored. Never got a response until she was trying to cover her butt after I reported her to HUD. She even went so far as to say my apartment was dirty w/ food everywhere & I had safety violations by having stuff in my windows. Prior to her taking over I had no issues with property management, no issues with paying rent, no complaints from neighbors, nothing. Then suddenly EVERYTHING was an issue. Now fast forward to September & the company is trying to say I owe them over $4000! ABSOLUTELY NOT! I will not be paying a dime. I have all the pictures & documentation needed & my lawyer will be in contact with the company. STAY FAR AWAY FEOM THIS PLACE."
