"Building is managed by Real Property Management and they are horrific at what they do and overcharge you for everything. Please look elsewhere, the unit was filthy when I moved in and they won't make simple repairs like fixing the loose glass shelving in my fridge. The building has paper thin walls and the mailroom/communal hallway reeks of smoke. The awful management only makes things worse."
"Moved here in 2021 when Thalhimer was the property manager and loved it! Whenever I had a maintenance issue, they fixed the issue no with no problem. But when Real property Management took over everything went downhill. Whenever I had a Maintenace issue instead of doing their job and coming to fix the problem all they would do is tell me that it's not their issue. I would have to back forth with them to fix lights that I am not able to reach as well as a loose toilet bowl. And now they want to set up apartment tours while I'm still living here. In all my years of renting I have never heard of touring lived in apartments. It's ridiculous. On a positive note, It's cute apartment in a great location! Walking distance from a lot of trails and restaurants!"
"We moved here because we had heard good things and after we were here about a month a new management company took over, Real Property Management. It’s been an absolute mess since then. We had a few minor maintenance issues when we first moved in and the previous leasing company dispatched maintenance the next day and got the issues fixed. Now we’re on week 2 of waiting for our microwave to be repaired. They didn’t trim the grass out back for 3 months and it got to the point it was 3-4 feet high, the rarely clean up the hallways or the mail room, and it isn’t even cheap! They’ve been increasing rent on almost all units with a guaranteed 7% increase per year. Honestly, there are buildings right around the area that are about the same cost and include a pool, gym, and a property management team that knows how to run a building. It’s an awesome location and the building is cool, but choose one of the several other options in the area if you want to move down to Southside"
"Wow never took the time out of my day to do these before but this is crazy. So I am close friends with a tenant who lives in the Motor works apartment building. Recently when I came to visit it looked a MESS. The outside side walk had weeds and grass to my upper thigh and I am almost 6 foot…. I walk inside the main entrance and the stench that from the trash made me disgusted on top of the fact that the hallway was dirty . Dumpsters in the back overflowing . If it wasn’t for the 40 cars bumper to bumper squeezing in for a parking space I would have thought it was abandoned. Now the last time I visited was about 4 months ago and it did not look like this at all. The outside was very neat and clean . The hallway smelled like bleach and pine sol and Trash empty. When I asked my friend what happened to the place they said NEW MANAGEMENT took over the building and changed EVERYTHING!! The lease says the TENANTS ARE RESPONSIBLE FOR THE UP KEEP OF THE INSIDE AND OUTSIDE OF THE BUILDING !!! If her toilet , sink ,washer or any electrical appliance breaks she is responsible for fixing it when previously they would put a request order in for maintenance and they would come that SAME DAY if not the next. I was actually thinking of moving here but now that this new management took over I would rather live in a car than this Glorified Essex Village Apartment building. I know the neighborhood is gentrifying but the least they can do is be consistent with the upkeep of the building and continue the maintenance process. Oh and fun fact they charge a $197 renewal fee and 7% increase in rent every year for doing ABSOLUTELY NOTHING. Unless you have no standards and the money to pay these ridiculous random fee they throw at you . DO NOT MOVE HERE . I will try to get pictures before the hire a new landscaping company lol good luck to the tenants in there"
"I've lived in Manchester Motorworks for over a year. I can honestly say I have had a good experience so far. Sure, I can hear people in the hallway, and wish some neighbors would close their doors more softly, and I'm sure my neighbors can hear me when I use my "outdoor voice" just like I can hear theirs. It's apartment living folks! You'd be hard pressed to find any building in the city of Richmond that didn't have similar issues. As far as issues with Genesis staff, it's unfortunate but as I understand it, change is on the way. So let's talk about the positives for a moment. The rent is reasonable, the apartments themselves are roomie and unique with modern appliances, and the building though located on a busy street (Helloooooo, it's Hull Street!!!), is smack dab in the center of one of the most upcoming neighborhoods in Richmond. Lastly, the maintenance staff is awesome, and I don't think you can honestly say they aren't. The staff can't stand over the trash cans 24/7. It's always trashy on Sundays and after a long weekend but those guys are out there every week-day morning cleaning up after you/us. FYI ~ I am not affiliated with Genesis Properties, I'm simply a satisfied resident and think it's seriously unfair when I see 1 star ratings when they aren't deserved."
