"Although we experienced a couple minor hiccups upon move-in, the office/management staff responded immediately; everyone was so helpful. Jessica Tucker and Coretta Hendley were exceptionally helpful and all the office staff continue to be warm and welcoming. Facilities staff are always willing to help in whatever way(s) needed. Very immediate response times and always personable and polite. I never feel like just a number here. My family is enjoying living here with the new apartment renovations and plenty of places to walk your dog. Location is excellent, close to stores, bus stops, the Amtrak station and so much more. Thankfully close to Broad Street as well! I highly recommend living here. Best of all it's quiet and great for people/families of all ages."
"One star because i can't leave zero. My partner and I lived here for a year and it was the WORST experience I've ever had in my renting history. I 100% agree with some of the other reviews stating that the management that "runs" these apartments are basically slumlords. Before we even moved in we encountered issues and that should have been a sign for us to find somewhere else. They moved our unit THREE times before our move in date with the last switch being the day before we moved in. Each time we had to switch our gas and electric accounts over. We did a walk through as soon as we got there and identified, and recorded, many problems with the unit and only one got fixed. They don't believe in maintaining the units and forget about if you have any issues because they do not care to fix them (we went the entire 2023 summer with NO WORKING AIR CONDITIONING). We brought the issues to maintenance and when they wouldn't fix issues we would ask people in the office to please help but they assured us that it was not their problem to deal with and were always extremely rude and dismissive. Aside from the maintenence and management issues, there were several gun incidents while we were there, one of which went through our shower wall, across the hall, and into the upstairs wall. We of course called the police and tried to discuss it with management but were treated like we were overreacting to the situation. Long story short, we couldn't wait to get out of there. But even after leaving, they still managed to make the bad taste in our mouth even worse when they sent us an itemized list of why we wouldn't be getting our security deposit back and even owed them more money. The list included several damages that we listed on the walk through when we moved in that they never bothered to fix and carpet cleaning, which is something that every other apartment I've inhabited does as a routine cleaning between tenants and does not charge for. If you're looking at these apartments and actually considering them. Just don't. Look for somewhere else that's safer and better managed."
"Staples Mill Townhomes and the management team (PRG) are the definition of what it means to be a slumlord. I lived here for over one year and declined to renew my lease. The grounds are relatively filthy and the apartment I was living in had cockroaches. In the months preceding my move out, someone was murdered by two gunmen directly across from my apartment. To add insult to injury, when I moved out, the apartment was in as good as shape as when I moved in. Nonetheless, they took my ENTIRE security deposit, and then attempted to charge me an additional $48 for "odor" charges. They are a faceless, corporate entity, that endeavors to screw over tenants at every turn. Save yourself countless headaches and do not rent from PRG Management."
"I want to share my experience with visiting the location and application process. First and foremost I want to thank TiaShane for treating me like I mattered and addressing all of the questions I had pertaining to the community. I also want to thank Coretta for helping me get the application on the website turned in because there were some technical difficulties but it was due to operator error. Lastly, I want to thank Antonio for being professional with me when I called multiple times to correspond with TiaShane about my application. Even though I did not pursue living at Staples Mill Townhomes my walk through experience with the staff was seamless and enjoyable. I did not pursue, not due to the location, but more of a personal reason outside of the community. In fact I would consider this community if I do get the chance, in the future, to move again. I also want to add that when submitting an application it will ask for an immediate $200 retainer fee that is charged but used towards administration fees once approved. I was not approved yet when I made the decision to pursue a different rental option that fit my budget better and I was able to get my $200 back and it was within a week times span. I understand that there are a lot of bad reviews attached to this community and whether or not I know if these are true, I will say I did not experience anything negative with the staff or the people. In fact when I went to drive out from the main office, another car coming from a side street stopped so I can go first. Talk about courtesy. I loved it. But least to say if the reviews are true then the front office team is definitely working diligently to correct their mistakes, which we all know none of us are perfect. And if the reviews are false, shame on the people for tale carrying about a stand up community. Oh, and this is a real review, from a live person that has a beating heart and wasn't manipulated into writing a review. Thank you and have a great day. *smile"
"We lived in Staples Mill Townhomes for a year and a half. We have some pros and cons below, but overall, we would definitely not recommend leasing here. The management is absolutely terrible. Prior to moving in, we got moved to 3 different units. The last one happened the week of when we were supposed to actually move in and they didn't call about it, they just emailed us to let us know. Even worse, we had already set up our gas and electric, so we had to reschedule those at the last minute. The property as a whole does not feel very safe, there were commonly police responding to calls here and one day there was even a full on SWAT raid at an apartment. Mass email communications from management commonly have errors. On a plus, the leasing office is responsive to concerns when you reach out to them. As for moving out, the process is easy but they definitely look for reasons to take your security deposit. We left the place fairly spotless with the only exception being some minor drywall damage in one spot in the kitchen. They only gave us $39 of our $250 deposit despite this. The maintenance team is probably the only good thing here, they are all amazing and repaired any issues with the apartment without issue or charging us. Pros: -We rented the renovated 2br. It is pretty nice overall, but the air conditioning is not great. It keeps the downstairs cool, but not the upstairs. -As said above, maintenence team is great and they were happy to solve many issues (including the large gap under our front door when we moved in). -If you have kids, there's a lot of young kids in the community for them to make friends with. Cons: -Management is terrible. -The only real amenity is the pool but they rarely open it on time and the hours are horrible if you have a 9-5 job. -Guest parking is often taken up by commuters or carpoolers. -Community safety is lacking."
