"I lived at their Shockhoe Commons "luxury" apartment building before and after they took over management. The difference in treatment was evident from day one. Work orders never got fixed, we started getting charged for utilities already covered by taxes, and you could never reach anyone. The noise pollution coming from the restaurant located directly underneath the apartment was always terrible. The restaurant frequently played music that sounded in the 70 decibel range in my living room. The construction of the apartment floor is also questionable and I even had to take myself to the emergency room after stepping on rusty nails sticking out of the floor. After living here for less than a year, the leasing office tried to raise our rent by 30% and was not willing to negotiate to a reasonable raise based on property value and cost of living increases, which would have been about a 12% raise. Our rent for October also include charges for things we already paid for and a TV cable charge, which we don't get. On top of that, we're were also charged extra for municipal utilities that are already covered by taxes"

"I've lived through 3 management companies at Vida East and this is by far the worst. Maintenance is horrible (I went days with no heat after making an emergency call), you're only known as a unit number, and the property is not maintained well (i.e. elevator broken for months). Also, prepare for approximately $350 in additional charges above the rent you're quoted for unexplained "additional charges" each month. When I moved out mid-month they billed me for the full month and wouldn't refund my credit until up to 30 days after my lease ended. My utility bill was paid through the resident portal...I had 2 more to pay after I moved out, but they deactivated my access and told me I had to get a money order to pay them. Absolutely the worst company I've ever dealt with. RUN!!"

"Honestly, the worst rental experience I've ever had. I live in the Dill Building. The elevator is constantly broken. The property is dirty and trashed. The leasing agents are incompetent. They will charge your extra fees for problems they can't resolve on their end. They wouldn't provide us a new lease for months but we're happy to charge us extra monthly fees in the meantime. Worst part is they have put evictions on our credit report for said late fees but we still live on the property. How can we be evicted from a place we currently live in? So happy to be leaving this property. I wouldn't advise anyone to move here."

"Do not rent from this company! The building I moved into (Shockoe Center in Richmond, VA) is dirty and the management is terrible. I moved into an apartment that was infested with roaches and have been fumigated 6 times in two months. The apartment was not cleaned well before move in and several repairs were never made even after the leasing company was notified. I am moving out as soon as I possibly could, but couldn’t find a place immediately and have been made to pay full rent for an apartment that is infested with roaches. I never unpacked because I have been looking to leave since arriving."

"The apartments are old, so a lot of things keep coming apart. Heat and air keeps breaking causing me to go with out hot water, heat or air conditioning for a whole week most times it breaks. Complete inconvenience and is not what was in my lease agreement to pay to live uncomfortably."
